RENT DEED This rent deed is made at Solan on this .. between Mr.

Gopesh Kumar aged abut 22 years s/o Jot Ram r/o village Devnagar (45NDR) P/O Panditanwali tehsil Pilibangan distt. Hanumangarh Rajasthan (hereinafter referred as tenant and include their successors and legal heirs.) AND Himanshu Ratti aged about 25years s/o Narinder Kumar Ratti, resident of Village Dhar ky Ber, Sabathu Road, Dharampur, District Solan , H.P. (hereinafter referred as landlord/ owner in possession of property

describable as a three room set situated at village dhar ki ber sabathu road dharampur distt solan (H.P). comprised in khasra no. 86/3. which includes heirs, legal representatives, executors, administrators and assignees) .

The tenant is interested in taking the said property on rent for opening an educational institute named as THE GENIUS BRAIN ABACUS EDUCATION on the mutually agreed following terms and conditions :NOW THIS RENT DEED IS FURTHER WITNESSETH AS FOLLOWS:1. THAT THE MONTHLY RENT OF THE ABOVE SAID PROPERTY IS AGREED AND FIXED AT Rs. 6,000/- PER MONTH [rupees six Thousand only] per month. The tenant has agreed to give Rs.6000 [rupees six thousand only] as security money to the landlord, which will be adjusted in the last months rent when the tenancy period ends i.e. the expiry of 1 year. 2. That the landlord has desired the tenant should pay the monthly rent to the landlord on or before 10th day of every month in advance. 3. That the landlord hereto has agreed to give and the tenant hereto have agreed to take the above premises on rent for a period of one year commencing from 1.9.2013. The possession of the building has been given to the tenant in a good and habitable condition. The tenant is at liberty to effect necessary renovation in the building at their own cost. 4. That the tenant shall not sublet the rented premises or any part thereof to any other party/person with the prior written consent of the landlord. 5. That the electricity meter is provided to the tenant by the landlord however the electricity bill will be paid by the tenant himself.

6. That if the tenant fails to pay the agreed rent on time i.e. on or before 10th day of each calendar month for two months consecutively in that event, the owners will have the right to get the rented premises vacated without any prior notice to the tenant and the tenant will not be entitled for any compensation. 7. That the tenant shall give two months notice to the landlord in case the tenant wants to vacate the premises before the expiry of the agreed period. However if the tenant vacates the building without any prior notice to the owner in that event the security deposited by the tenant will be forfeited in favour of the landlord.

8. That the tenant will use the premises for educational institute named as the genius brain abacus education purpose only and will not carry out any illegal trade in the rented premises. However if the tenant carries out any illegal trade or business in the rented premises the tenant shall be alone responsible for the same. In case any mishap take place after taking possession of the premises, the same shall be the sole responsibility of the tenant.

9. That the tenant shall not do any business or act whereby damage is caused to the building. If any damage is caused due to the act of the tenant, the tenant shall be liable to compensate the landlord. The landlord shall have right to inspect the premises.

10. That after the vacation of the premises the owner shall not use the brand name or the name of the tenant business/firm.

In witnesses whereof the parties hereto have set and scribe their respective hand to this rent deed on the day, month and year first above mentioned in the presence of respectable witnesses.
