Louie Zamperini is one of the greatest South Bay heroes who has ever
lived. Louis Zamperini was born January 26, 1917 in Olean, New York, to Italian
immigrants Anthony Zamperini and Louise Dossi. In 1919, the family moved to
Torrance. Louis had a troubled childhood, and it is said that he developed his
extraordinary running talents from out running the local police.
Louie attended Torrance High. To counter Louies tendency to get into
trouble, his older brother Pete encouraged him to join the track team. Louie
excelled in the long distance events and In 1934 set a world interscholastic
record for the mile, clocking in at 04:21.2. This earned him a scholarship to the
University of Southern California.
Louies specialty was the mile run, but for the 1936 Olympics, he trained

Louie Zamperini is one of the greatest South Bay heroes who has ever
lived. Louis Zamperini was born January 26, 1917 in Olean, New York, to Italian
immigrants Anthony Zamperini and Louise Dossi. In 1919, the family moved to
Torrance. Louis had a troubled childhood, and it is said that he developed his
extraordinary running talents from out running the local police.
Louie attended Torrance High. To counter Louies tendency to get into
trouble, his older brother Pete encouraged him to join the track team. Louie
excelled in the long distance events and In 1934 set a world interscholastic
record for the mile, clocking in at 04:21.2. This earned him a scholarship to the
University of Southern California.
Louies specialty was the mile run, but for the 1936 Olympics, he trained

Manhattan Beach had the most $1-million-plus home sales last
year in California with a total of 439 sales, up 18% versus 2012.
(Source: Dataquick.) With robust stock market returns last year,
high-end buyers drove luxury home sales at the $2-million-and-
above mark to an all-time high of 7,383 homes sold in California.
Thats a 33% increase over 2012!
The National Association of Realtors latest quarterly report
showed the median existing single-family home price increased
in 73 percent of the measured markets, with 119 out of 164 metropolitan areas showing gains
in the fourth quarter of last year. In the West, existing-home sales dropped 12.7% in the fourth
quarter, and are 8.1 percent below a year with notable inventory restrictions.
When looking at aggregate sales data thus far in 2014 in the South Bay (Hermosa Beach,
Manhattan Beach, Redondo Beach, Palos Verdes Estates, Rancho Palos Verdes, Rolling Hills &
Rolling Hills Estates Single Family Residence) there have been a total of 99 closed home sales
versus 110 in 2013 and $9,474,922 less in total sales volume. Its too soon to tell what is really
going on so well keep an eye on inventory, pricing and days on market as we head into spring.

A gleaming and inviting vintage barbers chair captures the eye upon entering the
Manhattan Beach home of Walt and Wendy Spadone. I assured my wife when we rst
bought it that it would become a conversation piece. And shed grow to love it, deadpans
Walt Spadone.
Despite the chairs decidedly 1940s pedigreeit once sat in the iconic Manhattan Barber
Shop it blends seamlessly with the 21st century dcor of the couples island contemporary
home. In a similar way, the house itself is in harmony with the Manhattan Heights
neighborhoods more traditional homes, despite its modern look.
That was the plan, according to Spadone, a Realtor who also dabbles in home design, vintage
Porsche restoration, and the occasional refurbishing of antique furniture. A Manhattan Beach
native, Spadone went to high school with the son of the family who owned the original home
on the lot.
When the home went up for sale, my friend told me about it and his mother was happy to
sell it to someone she knew, he explains. Spadone and his wife rented a home on the same
street while their house was being built.
A modest footprint keeps the home from looking outsized in comparison with other homes in
the neighborhood. Landscaping with tropical grasses and palms adds a natural element and
softens the homes contemporary vibe.
Spadone teamed with an architect who had created similar homes in Solana Beach to design
his house. The Spadones, who vacation in Maui each year, wanted a residence that reected
their favorite getaway. The homes island contemporary look incorporates classic touches like
Bermuda shutters and ip wood exterior facing on a sleek and angular structure. Spadone
jokes that some people refer to it as the Tommy Bahama house.
Indoors, a focus on environmentally friendly touches includes non-VOC paints and an energy-
efcient ductless climate control system. To take advantage of ocean breezes, windows were
positioned to allow for cross ventilation.
More than 3,000 square feet of living space is spread out over two oors. Downstairs,
the open oor plan is perfect for entertaining. A generously sized kitchen is ooded with
natural light, anchored by a Silestone-topped center island. Dark wood cabinets offer an
elegant contrast to the white stone, and slate-colored oor tiles carry the modern design.
We wanted it to look modern but not too industrial, notes Spadone.
An adjacent sliding door opens onto a patio, making it easy for the couple to grill outdoors
and still be close to the kitchen and the dining room.
Outdoor space is a commodity in the beach cities, and the Spadones home was designed to
maximize yard space. An L-shaped patio and yard surrounds the northwest side of the house.

Being on a corner lot gives you a sense of openness, so you dont feel boxed in, Spadone
observes. Wendy grows vegetables in two box gardens, rotating the plants seasonally.
Rounding out the rst oor is a living room centered by a sleek re ribbon replace.
A downstairs bedroom and bath afford guests privacy and independence.
East-facing windows above the stairwell allow sunlight in and provide a view of mature bamboo
trees outside. Spadone designed the unique staircase railings. You see so many railings with
a balustrade, and I wanted to do something different, he explains. Contemporary, but not
too contemporary. The solution was horizontal stainless steel rods and dark wood handrails.
In contrast to the rst oors open living space, the upstairs area feels more intimate despite
the generous square footage. Here, four bedrooms offer exibility in terms of accommodating
the familys needs. One bedroom functions as a guest room and ofce for Spadone, and
includes an en-suite bath. A room in a Jack-and-Jill conguration now serves as Wendys
ofce, while the other is the bedroom of the couples two-year-old son. Both Wendys and
Spadones ofces face southwest, taking advantage of sunset views.
Tall ceilings and eight-foot doorways make it possible to sell the house to a basketball player
someday, quips Spadone. Besides their height, the doors distinctive, false-louvered styling
lends a tropical air. This type of door was difcult to nd when the home was rst built two
years ago, according to Spadone, but it was a worthwhile quest. They make me feel like Im
on vacation at a resort hotel, he says.
Most of the windows on the top oor are awning-style. You can open them up to get
a breeze, notes Spadone, and Bermuda shutters provide privacy for some rooms.
At the end of a hallway illuminated by a skylight is the master suite. High ceilings provide
a sense of openness in the bedroom, where views of the street and mature trees give
the feeling of being in a posh tree house. The master bath features his-and-hers custom
vanities made of dark wood. Oversized white porcelain tiles cover the walls and unify the
well-proportioned space and xtures. The roomy shower stall boasts a natural pebble oor,
another detail inspired by the familys Hawaiian vacations. The smooth, polished pebbles add
a natural element that keeps the look contemporary without feeling austere.
Not every contemporary home succeeds in giving off a warm energy despite the designs
inherent angularity and simplicity. But the Spadones home seems to have garnered the
approval of the neighbors from the very start.
When we nished the house, people would stop on the street and go, Hey, I love your
house, marvels Spadone. People I dont even know show appreciation for the overall
appearance of the home. You put so much effort into [designing and building a home],
so its kind of special.

It gets hot in the Mediterranean, and were not just talking about the club scene. The earliest
inhabitants of modern-day Italy, Greece, Spain, North Africa and the south of France built
structures to protect themselves from the heat. Thick walls and small windows insulated
homes from the relentless sun, and wrought-iron grilles on windows and doors allowed
inhabitants to secure their homes while allowing ocean breezes to cool the inside.
In the late nineteenth and early twentieth centuries, the south of France and the Italian Riviera
became popular vacation destinations, and villas and second homes commissioned by the
wealthy began to incorporate elements of classic Greek and Roman architecture.
The Mediterranean Revival style thrived in the United States in the early 1900s to 1930s,
particularly in Florida and California. Mediterranean Revival villas were constructed in
communities such as Boca Raton, Palm Beach and Coral Gables in Florida; and San Marino,
Pasadena and the Palos Verdes Peninsula on the west coast.

Some view Mediterranean Revival style as a mash-up of Spanish Colonial, Venetian Gothic
and Italian Renaissance architecture. It borrows heavily from these traditions, as well as
Beaux-Arts.
The typical home has a rectangular footprint and is one or two stories. The walls of period
homes are thick and covered in smooth stucco, and the windows are generally arched. Roofs
can be pitched or at and covered with red terra cotta tiles. The distinguishing characteristic
is a symmetrical faade, and commercial or apartment buildings may have elaborate towers
and cupolas.
Colonnades reminiscent of the arched walkways around St. Marks Square in Venice can be
seen in some Mediterranean Revival-era buildings, including the colonnades that surround
Malaga Cove Plaza in Palos Verdes.
Traditional Mediterranean Revival homes are painted white or pale colors, harkening back to
early Mediterranean homes for which white paint and whitewashed oors served to deect
heat. Some estates are surrounded by lush, manicured gardens; a gloriously over-the-top
example is Villa Vizcaya in Miami, Florida, the 1914 estate of businessman James Deering.
Interiors are characterized by the abundant use of colorful tile, the quintessential example
being the Adamson House in Malibu. Wrought iron railings and grilling, carved wooden
ceilings and arched doorways carry the theme indoors.

Los Angeles architect Paul Williams designed countless Mediterranean Revival homes in
the Mid-Wilshire and Hollywood Hills neighborhoods, many of them for celebrities. Bertram
Goodhue designed the Central Library in Downtown LA, a mix of Mediterranean and Egyptian
Revival styles.

Instead of paying attention to your hardwood oors only on cleaning day, inspect them at
least once a day. Normal wear and tear such as people walking through with shoes on and
dogs nails can leave dirt and other gritty items on the oor, which can cause scratching.
Use a cotton towel to remove extra residue and place rugs in walkways. Leon suggests dog
owners keep their pets nails clipped to avoid extra damage. For scratches and nicks, a simple
furniture marker works well.
KNOW THE RULES OF MOVING
Moving furniture, or moving into a new house altogether, can pose problems that result in
hardwood oor damage. Homeowners who are renishing and installing hardwood oors
before the move should be extra careful. Leon explains, I always tell my customers to paint
after [their oors are installed] so dust doesnt get on the paint, and not to put tape on the
oors. Put felt coverings on furniture feet. Even though wood is a durable material, heavy
items increase the chance of nicks, which can ruin your natural nish.
CONSIDER EXTRA COATING
Leon notes that two coats of nish last anywhere from ve to 10 years, while three coats last
for 15 years. Though an extra coat is more expensive initially, it will protect your investment
longer. Because hardwood oors can only be renished a few times, making the most out of
your rst renishing job is essential.
KNOW YOUR MATERIALS
Its crucial to know if your hardwood is poly-based or water-based. According to Carl
Leon, who has 34 years of experience in the ooring business and owns Paseo Flooring in
El Segundo, older hardwood oors tend to be poly-based and should not be cleaned with
water. Newer ooring is almost always water-based, and is water compatible. Because wood
expands when wet, however, do not use excess water when cleaning. Instead, use a damp
towel or mop.
USE THE RIGHT CLEANING PRODUCTS AND TOOLS
While some hardwood oor owners use cleaning solutions and chemicals to clean their
oors, Leon explains that owners should vacuum their oors with a soft brush and clean with
a damp cotton towel. Cleaning solutions such as oil soaps can ruin a hardwood oor renish,
so be careful. Never use ammonia-based cleaners, which will fade your oors over time.
Hardwood oors offer an organic and beautiful accompaniment to any
home. While this type of ooring is strong and durable, TLC is key for
keeping it beautiful. Follow these tips and tricks to preserve your oors
natural beauty and ensure you get the most out of your investment.
