When Geary County Convention and Visitors Bureau Director Connie Hall talks glowingly about the area she has been a part of for so long, her passion is obvious. We are a diamond in the rough here, she says with a nod and confident smile. But for Hall, that means theres work to be done. Theres that persona and theres the reality and then theres the potential of what we can become, she said. Its about how we put them together. It takes everybody to get that. Hall believes it is time for Junction City and Geary County to shine. Thats one of the purposes of the CVB. We must continue to polish the stone and continue on, she said. One way the CVB does that is by promoting the community around the country at conventions and other events. She calls their efforts pressing flesh in other words, shaking hands. And talking about the community is part of that. Hall said the key is to showcase the area in the right light to those attending the conventions or events. People in Chicago want to get out of the big city and have that touch of nature, Hall said. Why cant they come here? She said she tries to tie emotions to those she talks to. I say, wouldnt you want to get out of the city lights and see the stars? she said. We put an emotional value to that. We have a passion and belief in our community when we are talking

lthough there are no prospects for the arrival of any major business or industry, the Economic Development Commission is working on positioning Junction City to be an attractive option to industry looking to locate in Kansas. We dont really have anything coming in that is definite. We have a couple, maybe possibilities but nothing concrete, said Susan Jagerson, Economic Development Specialist. She said the EDC responds to prospects that are disseminated by the Kansas Department of Commerce. They put out a request for proposals when someone has a specific need that fits something available in the area. We dont really have people coming in looking as much as we submit proposals to the Department of Commerce, she said. have to be able to give them a price on the land. There are several existing buildings that a potential business could move into. Among them is the Coors Building on North Jackson St. Its been vacant a long time, but Jagerson said even though it may not appear so; it really is in a convenient location. Junction Citys location right off I-70 is one of the selling points that she tries to impress on potential businesses. We are right in the animal-health corridor, easily accessible to Denver and Kansas City, you can get anywhere from right here, she said. Unfortunately while Junction City may be right on the interstate, that isnt enough for many companies that are looking to be close to their suppliers or at least have easy access to transportation, two factors that are lacking in this area, she said. Most of our industries, if you look in the paper have ads that they are hiring. The January opening of CVS was also a big move in the right direction, being the first major retail chain other than Walmart, which could lead to additional chain stores. They say if you get one others will follow, she said. But theres nothing yet on the horizon.

The real estate market in Junction City may have slowed down a bit over the past year, but there appears to be a healthy balance between what is being sold and what is pending. Shayla Deam, who opened the Re/Max agency with Patty Maycroft and Kelly Steinfort, said around 2006, 2007 the industry was kicking. Everybody got used to that, they got used to having customers fall into your lap. Nobody had to brainstorm how to really do business it was just falling into your lap. Today the market has slowed down. Maycroft said the past six months have probably been the worst area agents have seen the local market for a long time for sales. In addition to real estate being a seasonal business that slows down in the autumn this past winter was made worse with the government shut down and the budget sequestration. We had people cancelling contracts and just not buying because of the shutdown, she said. In a community that is heavily employed by government workers, the uncertainty of the federal budget has made potential buyers skittish about making such a big purchase. Additionally theres not a lot of movement within the military, VA loans account for 85 to 90 percent of their business, Deam and Maycroft said they are optimistic the market will begin turning around soon.

When Re/Max approached them they saw the opportunity ahead of them, despite what they believe will just be a temporary lull in activity. All three of us wanted to stay in the real estate industry and were willing to ride it out because we have faith that it will change, Maycroft said.

Being part of a bigger national organization, they have the sources they need to grow the company and said Re/Max has been a tremendous help. Anything we need is a phone call away, Deam said. And as for making a go with a new agency when the market is a little depressed, she said theyre not worried because they enjoy what they do and believe in their own creativity and what they can bring to the market. This too shall pass, she said of the downturn in the market.

Preparing For Major Remodel

Waters True Value has officially begun construction on a major remodel project. The store located at 6th and Washington is currently 25,000 square feet. The major remodel project will include 8,000 square feet of additional square feet and will include a full service green house. The addition will bring the total footprint of the store to 33,000 square feet. The addition will provide 37% more space which will include areas for more indoor rental, better lumber displays, and more merchandise. The remodel willincludeallnewfixturesandshelving,alongwithacompleteupdatetothestoredecor.Watersisproudtoannouncethatlocal construction company R&R Developers will handle all of the construction. Initial plans are set to have a grand opening in September later this year. The history between Waters True Value and Junction City goes back a long, long ways. All the way to 1905 to be exact. Waters Hardware began when first generation G.E. Waters purchased Gretners hardware in 1905. In 1917, Waters Hardware moved to 8th and Washington. In 1974 there was a major addition and remodel to the location. In 1991, the store expanded and moved to its current location at 129 E. 6th St. In 2002, the store expanded once again to include a full Lumberyard. I remember working as a young boy in the attic of the store on 8th and Washington putting bicycles and BBQ grills together for .25 apiece. said current president Jim Waters.

At this point anyone can walk around and say hey Im a massage therapist let me touch you. he said. If someone doesnt have the proper schooling or knowledge to do a massage they can really hurt someone. You can seriously damage a persons health by not doing massage correctly. Also adding a service they believe is needed in Junction City is Waters True Value. The hardware and lumber store, which has more than a decade of history in Junction City, started a remodel that will add 8,000 square feet to its existing 25,000 square feet store on East Sixth St. The additional space will provide a full-service greenhouse and an area for more indoor rental, better lumber displays, and more merchandise. The remodel will include all new fixtures and shelving, along with a complete update to the store dcor. Were glad to have the opportunity to invest more into Junction City and we want to be the first choice for home improvement in the community, said sixth generation vice president Scott Waters. Weve had a great relationship with Junction City for over 100 years and we look forward to 100 more. Having an updated modern dcor is top on the list of what the new business owners sought when they looked for a location to open their business. Jagerson and Pfamatter both had work to do in their buildings, but when they first looked at the facilities they have moved into, they could see the potential. Level Up needed more work than Roesner and Pfamatter had first anticipated, but they said they knew it would be best to make that investment early on

in order to open a quality spa right from the start. Over six months ago I started venturing out looking for a location. I looked in the window here and despite its hideous wall color and 1980s carpet I fell in love with the space, Roesner said. When I came in and looked at it, I knew it was just right I saw how everything could be laid out. They have pulled up the carpet and installed new flooring, reworked the plumbing, the electric and painted to create a sophisticated space that promotes the relaxation they want their clients to experience. Being located in the 800 block of N. Washington St. puts them squarely in a zone that is heavily travelled, especially by the military and military family population, which they anticipate will constitute a sizeable portion of their customer base. What they plan on giving their customer is an experience that they know is available in other places. A lot of people in this community are transients, they come from places that have (salons) like this, Roesner said. Im from Chicago and I miss being able to walk into somewhere that it doesnt matter how much I spend because the experience alone is going to be worth the dollars. A place that I know I am going to leave happy and relaxed. Its not just about coming in and getting your nails done its about the experience that you have when you come in that door. Jagerson too said the location he chose needed some work inside to give it the clean modern look that he wanted for a product that matches the needs of todays modern consumer. He said he chose the strip mall in the 700 block of W. Sixth St. because of its location on a well-travelled street right near the recently-remodeled Dillons. Adding to his decision was the ability to get cell phone service. Some of the older buildings he looked at with the tin ceilings and thick limestone walls are not conducive to the modern technology. In a cell phone business that can be a problem if you cant get service in the store, he said. I didnt think I could sell someone a phone

and tell them we dont have service in here, but dont worry you will get it outside. He also is pleased that he could start the store small and steady and then build up, which he believes gives him a better opportunity for longterm success. Being from Junction City and also serving as the Junction City High School assistant baseball coach, his intention is for a Freedom Wireless to be around for a long time. Jagerson, Pfamatter, and Roesner agree that the biggest challenge ahead is getting the word out about their business, but with creative marketing strategies they will address those challenges head on. They also agree that they are excited about their new ventures and bringing their services to Junction City. We are just excited to be here, Pfamatter said. Jenn just loves making people feel good about themselves, I love making people feel better, between the two of us its a great combination.

Hall said. The events are a close second, including Sundown Salute, Run for the Wall, Jammin in JC Blues fest, the National Biplane Fly-in among so many more. We are quickly becoming the event capital of Kansas, Hall said. Over the years, Hall said marketing the area has changed drastically in some ways, not so much in others. Its a heck of a lot busier, Hall said. Something else that has changed the outside perceptions of Junction City. We dont get that on the outside the Junk town statements, she said. That is mostly in town that keeps that alive. Hall said perception and reality of that has changed since the 1970s here in Junction City. She said at that time the area was considered what was then a typical military town. All that happened in our community, but we have made a complete turnaround from that time, she said. Now, one must look at the population makeup of the area, she said. People are retiring here and it is not because of those factors, but because we have a quality community that has grown leaps and bounds over the years, Hall said. It is evident within the amenities and downtown. However, that is not always easy to show to the locals who have been here for years. Part of making the diamond shine is to help local people and new residents understand and know all the activities and events that go on in Junction City and Geary County. We have to drive the community to get excited about that kind of stuff, she said. Thats no small potatoes. Changing that perception within the community is important. People in a hometown atmosphere tend to get into their own little worlds, she said. So many times when yo are in a community, you have blinders on and you dont see it.
