NOTE:

TRANSFER DOCUMENTATION TO BUILDING MANAGER


CAD layered record drawings. CAD layered facility management drawings. Bar code scanner. CMMS software with/or equipment database. Planned maintenance workorders. Recommended organization chart. Recommended operating budget. Attic stock. ES

SPECIFICATION REVIEW
Confirm Division 1 mechanical requirements (e.g., O&M manuals, record drawings, etc.) have been submitted. Confirm Division 15 mechanical requirements have been met. Confirm Division 17 building automation requirements have been met.

DRAWING REVIEW
Confirm equipment complies with shop drawing submittal. Confirm equipment and distribution complies with standard details. Review trade contractors punchlist. Review contractor startup sheets. Review building automation points list checkout. Complete room-by-room inspection punchlist. Complete equipment room inspection punchlist. Spot-check water balancing report data-to-actual performance (e.g., pressure gauge readings, flow meter readings, etc.). Spot-check air balancing report data-to-actual performance (e.g., combustion air).

BUILDING SYSTEM DEMONSTRATION


Commissioning engineer facilitates functional performance tests. Building automation engineer provides a minimum of seven-day trending for each pumping system, as well as for the boiler performance. Review flue gas monitoring and temperature trending. Spot-check system training during the functional performance tests. Spot-check O&M manuals during the functional performance tests. Document seasonal, deferred functional performance test (demonstrate heating system in heating season). Maintain corrective action log and necessary retesting. Complete final commissioning report.
