NO PAY RENTAL AGREEMENT

The tenant have taken a 30x17=510 squar fit.,tin roofed, pucca shed, one door and 7 windows room for temporary factory purpose for maximum three month.Under this agreement the tenant is not paying any amount for rent to the landlord.The agreement period is started from 1st December,2013 and will remain till 28 february,2014.The tenant is agree to return the above-mentioned rental unit within this agreement period. This no pay agreement is made by depend on some terms and conditions, which is furnished below.

Terms and Conditions:


1. Under this agreement tenant will get maximum time of three month(From 01.12.2013 to 28.02.2014) to terminate this agreement. 2. After complete this agreement if tenant want to keep continue this agreement then tenant have to pay Rs.6000(six thousand only) per month as rent of abovementioned rental unit to the landlord,then this agreement will be treated as rental agreement, rent may be increase,it depend on the landlord,in this case tenant will get more three month to terminate the agreement. 3. After complete the first three month(from 01.12.2013 to 28.01.2014) agreement period if tenant keep hold the above-mentioned rental unit one day also without renewal the agreement and without permission of landlord then tenant bound to pay full month rent(six thousand only). 4. In case of reagreement or terminate the agreement both of case tenant bound to inform to the landlord before 30days with written notice period. 5.Under this agreement if any kind of illegal or unsocial activities occure by the tenant or his workers inside the rental unit or houses premises, then the landlord can terminate the agreement without any notice period. 6. Under this agreement tenant can use only the rental unit and house toilet and latrine, can not use any other place of the house premises. 7. Electric bill of the above-mentioned rental unit should be paid by the tenant,any outstanding amount due of the electric bill the landlord will be not liable for that. 8 .In absent of landlord in house, the landlord can handover the responsibility of house to anyone,then the said person will be the main decision maker of house(like rent or rental etc.) maintaining. 9. Under this agreement tenant can not do any interior or outer decoration of the rental unit without permission of the landlord. 10. The tenant is bound to return the rental unit to the landlord in good and clean condition after complete the agreement. 11. Any kind of damarages of the above-mentioned rental unit like electric wearing,scratch on the wall, broken condition on floor or roofed etc., then the

tenant should be liable for it,in this case tenant should be bound to pay amount for the damarages of rental unit. 12. Under this agreement the landlord decision(any kind of decision) is final decision,tenant need to produce written notice to the landlord for any kind of discussion regarding the above-mentioned rental unit. The tenant acknowledge reading and understanding this agreement.The tenants signature below indicates acceptance of all terms and conditions of this agreement.
