SECTION 3: RESERVATION-CANCELLATION/COORDINATION & COMMUNICATIONS Scheduling-Short Notice-Cancellation The very nature of Couchsurfing is impromptu and requires mutual reciprocal flexibility on behalf of both Host and Guest(s).
Renters are subject to cancellation penalties, as applicable and advertised on marketing site or communicated between Landlord and potential tenant. Host Timely (Within 24 Hour) Response to Communications Yes, I do work. Initially, Ill provide my email address after we establish communications. Im 24/7 globally accessible and can retrieve email messages most of the time. I will clearly communicate to you my schedule and availability. During the weekday Im usually committed (arising at 6 a.m., taking the express bus and subway to work, and returning home around 7:30 p.m.). Therefore, generally speaking regrettably my ability to personally show you around is limited during the weekday. Weekends are usually open and more flexible and Im able to show you around the Washington, DC area. Dates of Your Visit Dates of your scheduled visit are MM-DD-YY to M-DD-YY. Other People's Stuff If you're looking for one simple rule about borrowing, here it is: If you can't guarantee that the item will be returned exactly as it was when you received it, don't borrow it. Essentially, when you borrow or use someone's things, you are taking responsibility for them.

The Four Cardinal Rules of BorrowingCB_cardinalrules_WO Discuss what is off-limits or freely usable. Dont borrow without asking. You are responsible for what you borrow. Dont lend out items you really care about. Its a good idea to keep track of anything you lend out. My friend Margot has a borrowing book. Whether the loan is clothing, books, or money, she writes down everything: who borrows the item, what item is borrowed, and when it will be returned. Maybe this strikes you as overkill, but after a friend borrowed Margots favorite dress and $50 to pay billsneither of which Margot saw againshe decided to keep track of who got what and when. I dont mind lending stuff out, she says. I just want to make sure I get it back. Hanging Out at Home;Setting the Ground Rules My roommate and I had drastically different social lives. She was new to off campus living and was constantly entertaining a swarm of her on-campus pals. I, on the other hand, was in a hermit phase because of a long distance relationship and a what-was-I-thinking course load. We had a long talk about the situation and here are the house rules we came up with and why:
Rule 1: Maximum Occupancy Allowed. If one of us was planning to have more than three people over to our apartment, we had to talk it over with the other roommate. Why? Our space was limitedand if, like me, youre planning to settle in for a quiet night at home and seven of your roommates friends are commandeering the living room, things can get a little overwhelming. Rule 2: The Right to Study Freely. If one of us was studying, she shouldnt have to leave the apartment to find peace and quiet. (Some people choose the opposite rule: If you need to study, go to the library.) Why? We both felt that work came before play and that friends can always hang out anywhere whereas a place to concentrate and focus can be more difficult to come by.

Rule 3: Communicate About Workload. If one of us had a test or a big paper due, we should inform the other roommate in advance, so that any socializing could be done outside the apartment. Why? Making it known ahead of time that youre going to need a night of peace and quiet can help offset feelings of resentment and avoid a possibly ugly confrontation. No one wants to have to yell at people to pipe down at 1 AM the night before an examor be the one getting yelled at, for that matter. Rule 4: Veto Power. If one of us was on bad terms with a friend of a roommate, we agreed to inform the roommate of the uncomfortable feelings. Why? Neither of us wanted to feel uncomfortable with a guest in our home. This didnt mean that the guest wasnt allowed overjust that we would try to have that person over only when our roommate was out. Rule 5: Cleaning Up. Whoever had friends over had to clean up the place afterwardbefore he or she left the house. Sometimes this meant doing dishes; sometimes it meant just getting them into the sink. Always it meant straightening up the living room. Why? Neither of us felt that it was fair to leave our roommate to deal with our mess while we were out having a good time.
Choosing Your Roommates Youll need to decide how many people you want to live with. Aha! This is a difficult question if youve never lived with roommates before. Here are some points to consider when determining how many people you can comfortably live with: Every additional roommate brings their own set of friends with them. If you share a house with four people, that means five groups of friends will be cycling through your home. Is this something youre prepared to handle? The more roommates there are, the more complicated it becomes to manage household responsibilities. Do you crave privacy or need absolute quiet to concentrate? If so, you may do best with one or two roommatesor even a place of your own, if you can afford it. Each applicant is interviewed and assessed on criteria of Suitability and Chemistry with Loving my Dog First and other roommates.

Applicants should not even apply and should exclude themselves from applying if you only like or tolerate dogs. LOVING my dog is a solid, firm, unmovable requirement.
Tips For Roommates
Other than a spouse, there is probably no other person in the world you will get to know as well as your roommate. Even if you bond instantly, there may be moments when your roomie's little quirks get on your nerves. Letting things fester (in that tiny little space) can turn an annoyance into a misery. Communicationboth talking and listening will be the key to a great relationship. Stuff: Less is more
By the time you've managed to fit in 2 beds, the mini fridge, mini microwave, computer, CD- changer and TVwill there be any room for clothes (not to mention a few books??) There is no way you are going to duplicate all the comforts of home. The less you bring, the less you have to keep track of and maintain. Borrowing Rule #1 Don't. Rule #2 If you absolutely must borrow something, always ask permission first. Return it in the promised timeframe and in the condition it was in when borrowed. If you damage or lose something you borrow, you are responsible for replacing it. Can't afford to replace it? See rule #1.
Nothing causes more strife between roommates and friends than borrowing money, food, clothes, CDs, sports equipment. Neatness If the law of averages works, one of you will be extremely neat and the other extremely messy. Here is where you learn the great art of communication and compromise. Mom doesn't live here, but you do. The neatnik will have to learn to tolerate life's imperfections. The slob, well, it's time to start picking up after yourself. Lights Out

It's inevitable. One of you will have an 8 AM class and the other will want to study until 2 AM. Work out routines for late night studying (is there a lounge?) late night returns (tiptoe and use a flashlight?), early morning classes (tiptoe out and dress in the bathroom?). Everyone needs their zzz's. Quiet Time
Most dorms have quiet hours. Loud music, parties, or socializing in the hall will not be appreciated by your fellow dorm-mates and are a one-way ticket to unpopularity. Irreconcilable Differences
When the course of rooming does not run smooth, seek counsel. Your hall or dorm will have an RA (Resident Advisor) who is usually an older student or grad studentyoung enough to remember what it was like to be a freshman, but old enough to give good advice. Chances are you and your roomie are together for better or worse until June.
1) First, mission is Enjoy our Nations Capital enjoying the hospitality of Finn-Land (Finn is the name of my dog and I call The Oasis of My Home Finn-Land) 2) Communicate, coordinate AND obtain permission from Host: a) Application request is NOT automatic. Landlord-Host frequently telecommutes from home. b) If you desire to stay in house during day while Host is away at work. c) If you are conducting any form of business from house i) Obtain prior permission. d) 3) No engagement in any unlawful or criminal activities or any activities which disturb the good order and discipline of the neighbors (e.g., parties) Host-Landlord Expectations
The below should go without saying. However, just as safety notices to aviators are often written as the result of aviation accidents the below are compiled based on previous experiences of Host-Landlord and experiences of other Hosts-Landlords: 1) If a renter, a) The Host-Landlord is not a hotel. Expectations are: i) Bathroom (1) Shall be cleaned on a no-less than weekly basis (2) Toilet bowl should also be clean.

(a) What this means is that if there is feces remaining after a flush occupant-renter should locate toilet bowl brush and cleaner and clean it. (3) Renter(s) are responsible to purchase own toilet paper. ii) Kitchen-Food: (1) That Renter understands that the Landlord is neither a grocer, or chef, supply store (e.g., is not your personal Walmart or Target). (2) That a Renter will purchase their own food for their own consumption. (3) Quantity of food purchased for use and storage not to exceed reasonable common use and share of other occupants. (4) One occupant-tenant who had behaviors as a packrat-hoarder wanted to bring in a five-drawer dresser filled with food and placing it in the formal dining room. iii) That Renter will use and clean dishes. Take responsibility to share workload of the dishwasher. b) Finances: Host-Landlord is not a finance company and is not responsible for the financial responsibilities or financial management or employment status. i) c) Transportation: i) Host-Landlord is neither a chauffeur or limousine. ii) Landlord does have transportation issues and upon discussion and negotiationis willing to authorize use of his car. 2) There is a downstairs second refrigerator-freezer which will be and should be used by Landlord and other occupants for storage of over-sized family quantity food. Example would be food packaged in family size portions such as can be found from Costco.
3) Bathroom assignment-use: a) Upstairs Guest Bedroom Occupant-Guest-Renter is assigned use of the upstairs guest bathroom. b) Basement Guest Bedroom Occupant-Guest-Renter is assigned use of the downstairs guest bathroom. c) Water conservation. i) Guests are expected to conserve water usage and consumption. Generally speaking the rental price is calculated based on estimates of reasonable use. (1) Campers, military and sailors and those who have been in environments where clean, safe potable water is a commodity and often must be transported know NOT to take a 10-minute running shower. (a) In military, body is sprayed with water, soap applied and rinse. In basic training and military we can shower and shampoo our hair in three minutes.
4) Cleanliness a) Each Occupant-Guest-Renter is expected to maintain both their assigned bedroom AND bathroom in a clean manner.

i) Food should not be stored in bedrooms. Adherence to this cleanliness requirement regarding food is for the collective common good of the communal health of the house and all occupants. ii) Expectation is that you clean the kitchen upon within a reasonable time AFTER you have completed cooking and completed your eating.
What is NOT acceptable is for you to delay cleaning overnight waiting until the morning. iii) In regards to dishes the sink will not be used for as a waiting area prior to dishwasher cleaning unless they need to be soaked. iv) Dishes should be returned to the kitchen and cleaned (either by or placed into the dishwasher for periodic cleaning). (1) Silverware will be placed in dishwasher per instructionsto facilitate SAFE and easy retrieval to silvwerware tray. (a) There are two types of silverware. One is flat and the second is floral (b) Floral will be placed on the bottom and flat design on top. (c) Salad forks and dinner forks will be stored separately. 5) Trash Pickup a) Occupant-Guest-Renters are asked to assist in the household chores of trash removal. For those unfamiliar with the map and area of Washington, in order to manage and clarify expectations while I do live ten miles from Washington, DC "proper" (as the crow flies) I live in a quiet, suburban single family (SF) house in a bedroom community called Burke, VA. If there are areas in your city that can be dangerous, consider taking one map and drawing in the neighborhoods where your CouchSurfers should use caution. Staying safe. Just in case, a list of emergency numbers for fire, police, and an ambulance can be helpful to your CouchSurfers. Also include your own address and phone number. Getting things done. Even travelers have errands to run. Make a list or a map of nearby laundromats, supermarkets, produce markets, pharmacies, internet cafes, and other basics. Wining and dining. What are your favorite restaurants, bars, and coffee houses? Put together an all-star list. Ask your friends and coworkers for their recommendations, too: you might find a new favorite hang out! Playing around. What kind of sports and recreation are available in and around your city? Make a basic list of public swimming pools, gyms that sell day passes, drop-in yoga classes, and places that rent bicycles. Then think about all the great tips you probably have to share: great hiking trails in the area, nice bike trails or jogging routes, a good spot to find a pick up game of soccer, a bar with free pool tables, or a lake to swim in.
