LEASE OF OFFICE SPACE IN A BUILDING

CONTRACY OF LEASE KNOW ALL MEN BY THESE PRESENTS; This agreement made and executed by and between: ____________________, Filipino, of legal age, married and residing at ___________________________, herein after reffered to as LESSOR. -and______________________, Filipino,of legal age, and residing at __________________________, hereinafter referred to as LESSEE.

WITNESSETH: WHEREAS, the lesse desires to lease one unit space at the building of the lessor and the latter agreed under the following terms and conditions: (1) EFFECTIVITY: This contract of lease shall be for a period of ___year/s counted from _____________ and until___________. This contract may be renewed at the option of the lessor. If the lessee desires to renew this lease, the latter shall say so in writing at least two months before the end of this contract. (2) RENTALS: The LESSEES monthly obligation shall be _______________. In addition, the LESSEE will pay electricity, telephone bill and water bill. The same shall be due and payable within the first ten (10) days of every month. The said rental shall be subject to the escalation rate of 5% every year and this applies even in case of renewal. There shall be no charges for Value Added Tax (VAT).

(3) SECURITY DEPOSIT: The lessee shall pay a security deposit of _______________ refundable to the lessee upon the termination of the lease.

FORM NO. 37. LEASE OF SUGARLAND KNOW ALL MEN BY THESE PRESENTS: This Agreement made and executed this ___ day of _________ by and between: ________________________, Filipino, of legal age, married and residing at ________________________, hereinafter referred to as LESSOR. -and________________________, Filipino, of legal age, and residing at __________________________, hereinafter referred to as LESSEE. WITNESSETH: WHEREAS, the lessor is the owner in fee sugarland situated in the municipality of ____________, Philippines, covered and ___________ of the Registry of Deeds of particulary described Aas follows, to wit: simple of certain parcels of ___________ Province of registered under TCTNo. ____________, and more

(Description of the property) WHEREAS, the Lessee above-named is desirous of leasing abovedescribed parcels of sugarland under the terms and conditions hereinafter provided.

NOW THEREFORE, for and in considerate on of the parcels of land, and of the mutual covenants and stipulations hereinafter set forth, the parties hereto have agreed and hereby agree as follows:

1. That the lessee hereby agrees with the land owner for the consideration hereinafter named, to well and faithfully till the farm, during the season of farming in the years _____, _____, _____, ______, commencing _______________ in good and farmlike manner, and according to the usual course of farming, the above-described parcels of sugarland. 2. The lessee agrees to sow and plant on said land, rice, corn and mongo depending upon the season appropriate for sowing and planting of any of said crops, but the principal crop must be sugar. 3. The lessee agrees to furnish at his expense all carabaos, machineries, equipment, implements and tools necessary for the proper tilling cultivation of said land. 4. land. 5. The lessee also agrees to watch, care for, and protect the fruit trees and coconut trees and to cut no green trees and commit no waste or damage to said land, nor suffer any to be done. 6. The lessee agrees not to sublease any part of this land without the written consent of the lessor and the lessor reserves the right of free antry upon the land for the purpose of improvements therein, to plow or till certain fields when the lease is to be terminated. 8. Non-compliance by either party with the terms and conditions of this contract, or death of death of either, will be cause for the terminations of this contract, without prejudice to the right of the injured party to collect damages from the breach contract.
