Why build your own home?
Do you remember the Burger King slogan, Have It Your Way? That perfectly sums up what
a custom home is all about. From roof color to landscaping, you get to make every decision about
your dream home. You also get to put it exactly where you want, whether thats on a piece of land
you already own or in the location of your dreams.
But building your own home isnt for everyone. It takes patience, imagination, and yes, money.
So where do you even start? We enlisted the help of experts to explain, step-by-step, what to expect.
Of course, this is just a beginning. For a list of resources including books and Web sites, turn

1. Find your lot
I think land is the most important rst step, says Francisca Alonso, co-founder and CEO
of AV Architects and Builders, a high-end design/build rm. What you cannot change is your
location. Just as in real estate location is paramount, so it is here too, though perhaps for a slightly
different set of reasons.
In any search for a new place to live, your neighborhood, distance from work, and perhaps
quality of schools nearby are key factors. But when youre building your new home from scratch,
the land itself is all-important. It will determine the kind of home plan for which youll search,
how you decide to position your home on the lot, and even what everyday life in your home is like.
Build thoughtfully on your site, and youll have a home that makes the most of your unique locale.

Is your site hilly? Make the most of it with a plan that calls for a walkout basement (or if it

slopes towards the front, a drive-under garage on the bottom level). Do you have a terric view of
mountains? Look for designs with porches and decks on the side that faces the vista, preferably on
all levels of the home. Some homes made for great views utilize whats called an upside-down
layout where the bedrooms are on the bottom level and the main living spaces on top.
Are you building in an established neighborhood? Lots are frequently small or narrow in such
a situation, and youre likely quite close to your neighbor. A plan with a side porch or patio that is
integrated into the footprint of the house gives you room to hang out outside, even if youre got
no backyard.
What shouldnt you do? Avoid moving dirt around, says Alonso, as that can be an expensive
project. Similarly, she says ripping out trees can be pricey and alters the character of the land. Some
locales may even restrict tree removal.
Site it right
How you place the home on the lot matters tremendously. Sun orientation is key, advises
Alonso. Ideally, the main living areas should be on the south side of the home, where they will
receive plenty of light.
Bottom line: gure out where youll build before you decide what to build.
2. Secure Financing
Construction loans are very different from typical home loans. With a traditional home
loan, you make a down payment, take possession of the home, and then make a payment to the
lender each month. With a construction loan, you are asking the bank to estimate the value of
something that does not yet existand then lend you money for it. A lot can happen during the

typical 12-month construction process, from construction delays and cost overruns to a change in your
employment situation or your builder going out of business. The risk to the bank is much greater, so it
exercises greater caution in loan decisions.
A construction loan is really a reimbursement process. The bank does not advance construction
funds; it will only pay for construction items that are complete. Each month, youll submit a draw request
along with supporting documentation to prove that construction is progressing. The bank reviews the
documentation, a third-party inspector visits the building site, and only then will the bank issue a
reimbursement for the construction phases that are complete. See Financing 101 on pages 12 to 13 to
learn more about construction loans.

Construction Loans vs. Home Loans
Think back to high school geometry. Remember that the three angles in a triangle must add up to 180?
Qualifying for a construction loan is similar. There are three major elements of a construction loan, and if any
one of these doesnt measure up, you wont be able to close the deal. One element represents the construction
loan amount, including land equity and your down payment. The second element is the construction budget,
including all the costs associated with building a new home. The nal element is the appraisal value, or the
estimated value of the new home when completed.
1. Construction Loan Amount
As in the traditional mortgage market, the days of sub-prime loans and stated income mortgages are gone.
Construction lenders today want to see full documentation and asset-based qualications. Your employment,
credit scores, debt-to-income ratio, and other qualications will be reviewed. With a maximum debt-to-
income ratio of 38 percent, including both the payment on your current home and future loan payments,
many homeowners will have to sell their current home in order to qualify for a construction loan.
2. Cost to Complete
The Cost to Complete is your construction budget, and comprises the following elements:
LANDIf you are buying land or if you own a building lot you need to consider the purchase price or
land payoff costs in your new construction budget. Be aware that land improvements like water, sewer,
grading, and utilities should be included in your construction budget. Land development costs can easily
be overlooked and underestimated.
SOFT COSTSThese include home plans, site plans, permits, engineering, and other items that you will
likely need. These expenses are often overlooked as part of the construction budget, as you will probably
have to pay for them prior to closing on your construction loan. Construction lenders in todays market
will want to verify that your house plans are complete and have been approved by your local building
department.
HARD COSTSThese are the typical costs used in per square foot cost breakdowns, and they include site
work, excavation, building materials, labor, and general contractor fees. Your contractor may give you a
xed price contract for these items. Homeowners and builders tend to focus only on these costs when they
are developing their budgets, mistakenly overlooking the soft costs and land development expenses.

RESERVESMost construction lending programs require you to have a reserve fund. Your contingency
fund should be 5 to 10 percent of your total hard and soft costs. This amount should be added to your nal
construction budget. The contingency fund gives both you and the lender some security for unforeseen
expenses. Many lenders also want an interest or cash reserve. The cash reserve can vary, but most
programs will require you to have at least an additional six months of principle and interest payments in
cash reserves.
LOAN CLOSING COSTSEvery loan has fees that are charged to the borrower: appraisal fees, title fees,
underwriting fees, origination fees (points), and construction loan administration fees, to name a few. The
lender will produce a Good Faith Estimate (GFE) to disclose all the fees and costs to you. They can add up
to as much as 4 percent of the loan amount.
3. Appraisal Value
The plans and specications will need to be reviewed by an independent appraiser. They will calculate the
value of your building lot and completed home and compare it to recently sold and comparable homes in the
area. The construction lender must verify that the completed home value will conform to the local market.
Your dream of building a new home is not out of reach, but in todays market you must plan, prepare, and
make a strong presentation to the construction lender. Market values and construction cost details will have
to meet underwriting guidelines. Be sure they are accurate, and verify all of your qualications in advance.
Make good use of the resources available, especially local and regional banks. Local banks understand your
housing market; develop a relationship with them, and they can help guide you. Valuable online resources

3. Hire a builder
Unless youre planning on acting as your own contractor (if so, see the sidebar)
youll need to hire a builder. This person will be your close partner in making your new
home come true. Like a spouse, you need him or her to be honest, accountable, and good
at communicating. But how do you decide whom to use? What should you ask in an
interview?
The fact is that how you hire a contractor is just like hiring any other employee,
says Kevin Daum, co-author of Building Your Own Home for Dummies. Dont base your
decision solely on the previous work that he or she has done. Rather, look for a personality
that will mesh well with your own, since communication is critically important. For
example, Daum warns, if you tend to micromanage and you hire a builder with the same
trait, youre likely to butt heads.
Dont be afraid to ask questions about how the builder works. There needs to be a
process where the client is going to be empowered, says Alonso. She suggests probing
with questions like these: How am I going to decide on all the nishes of this house?
Whos going to help me with that? Where am I going to go? The more details the builder
can give you about the process and the more he or she will help you in the process, the
better. By contrast, she warns, beware of a builder whose only answer is a list of vendors.
Such a person is unlikely to be a good guide through this complicated project.
Timing matters too the earlier the better, according to Alonso. Hire early so that
you can get a good handle on the budget and really hammer out all the details before the
construction stage, when changes are expensive. Make material selections up front, she
urges, instead of just settling for cost allowances from the builder, which she believes can
lead to cost overruns.
Of course, your builder isnt the only one who will work on your home. When a
client is thinking about building their home they need to look at it as a team effort. There
are many players that make up the team to build a home says Alonso, so ask what kind
of team is this builder bringing? These might include an interior designer, landscape
designer, kitchen designer, vendors, and craftsman. It really takes a village. She believes
the most successful projects are done by a team that is in sync with each other.
Bottom line: Start early, ask lots of questions, and decide details as early as you can
to stay on budget.
4. The fun part: choosing a plan
Imagine a home perfectly tailored to the way you live. Thats the promise of building
your own home, and the reason for going through the long process of getting there.
But with so many design options out there from hiring an architect or designer to
purchasing already drawn plans from a site like www.DreamHomeSource.com you

Plans from scratch vs. pre-drawn designs
Hiring an architect or designer to draw plans is a great way to make sure the home
ts your lot, but it can also be quite expensive. Typically, design fees run 10-15% of your
total building budget. If you want a hand in detailing every part of your plan, this may be
worth it for you. Also, if you have a very complicated lot say, youre building on a cliff
in an earthquake-prone region or youre located in a region with a lot of restrictions
and regulations, then it may be simpler to start from scratch.
Pre-drawn plans (sometimes called stock plans) are much more affordable. The

instead of the front? Want to change the exterior style of the home? These are all possible.

Keep in mind that pre-drawn home plans are designed to meet widely-accepted
international building codes, but are not necessarily engineered for your areas unique
conditions and codes. You may need to have your plans reviewed and even modied by a
local engineer in order to meet your building departments requirements.
The Dos and Donts of deciding on a layout
Youve probably already perused design or idea sites like Houzz and Pinterest (check
out our boards at www.pinterest.com/dreamhomesource) for inspiration, and these are
certainly good for gathering your thoughts and sharing your nds with friends. However,
when it comes time to actually pick a design, function is more important than form.
DO ask yourself lots of questions. How many bedrooms do you need? Are there children
in the home, and if so, for how long? Do you anticipate housing an older parent in the
future? A two-story home may work now, but will you still want to walk up and down
stairs years from now?
DONT forget to think ahead. Its hard to anticipate exactly what the future will bring,
but building exibility into the layout helps you adapt to these kinds of changes. Bonus
rooms, nish-later basement space, and in-law suites are terric features of a home thats
designed for the long haul.
DO save money by cutting out what you dont really need. Do you really have to have both
an ofce and a guest room, or can one space do the trick? How many times in the last
year have you used your formal dining room would it be more efcient to opt for a big
nook near the kitchen? Living rooms are going the way of the dodo, so unless youll use
it, lose it.
DONT skimp where it matters. If you love to cook, a beautifully designed kitchen will
serve you every day. Is the bathroom your peaceful place? Make that your priority.
DONT get wrapped up in the trends says Daum. He reminisces about houses that
were built to include intercoms, what he calls the technological equivalent of shag green
carpeting. If the gadget you want is constantly being updated, think twice about designing
your house around it.
DO think about building a smaller home than you might have expected. Alonso believes
its best to focus on the size of the home and not make it big just because it has to be big.
After all, she says, The best way to save money is to invest in design.
5. Construction and after
So once youve nally broken ground, how long will it take before youre home free?
It varies quite a bit, Daum says, on factors like location (he says urban areas with more
regulations take longer), labor, lending timelines, and materials, but consistently
anywhere from six months to six years. It really just depends on all of those factors. Keep
it in perspective. Really, do you want your contractor rushing through it?
Wrapping it all up
What it comes down to is desire. It may seem daunting, but if its what you
want even after understanding the process, keep doing your research (start at www.
DreamHomeSource.com/house-plans/dhs/resources/ to learn much more about all the
topics discussed above) and dont be afraid. Daum puts it succinctly. Plain and simple: I
think that people who do custom homes need to be powerfully motivated.
But when youve nally moved in and settled down, take a look around. Prepare a
meal in your new kitchen, sit down on the porch, or stretch out in the tub. Now wasnt
it worth it?

12 Tips to Reduce
Your Homes Carbon Footprint
Do you recycle? Bring reusable shopping bags to the grocery? Walk, carpool, or take public
transportation to work? If so, youre clearly aware of how your behavior impacts the environment, and
you take steps to reduce your carbon footprint in everyday life. Homes have carbon footprints, too, and
building a new home gives you an amazing opportunity to be environmentally responsible. Avoid
putting another energy-guzzling house on the earth, and youll reap the benet of low utility
bills for as long as you live in it.
Reducing your homes carbon footprint involves three major goals. All of the
suggestions below fall into one of these categories:
Build a home that requires less energy to keep you comfortable.
Choose products that require less energy in both the manufacture and the
operation.
Monitor and limit energy consumption once youve moved in.
The ideas below represent just the tip of the iceberg. Pages could be written on each
topic. Visit the Resources section of www.DreamHomeSource.com to nd more articles
about building green.
1. Size matters: Choose a smaller home. It will have less impact on your lot and its
environs; it will require less material to build, and it will take less energy to heat
and cool.
2. Construct a tight envelope: Recent developments in building technology offer
a number of construction techniques designed to limit the amount of conditioned air
that can escape from your home. Consider alternative building systems like insulated
concrete forms (ICFs), structural insulated panels (SIPs), double 2 x 4 construction, and
advanced framing techniques. Without a tight envelope, all your other efforts go, almost literally,
out the window.
3. Mitigate solar gain: This refers to various methods of controlling how much sun enters (and therefore
heats) the home. Solar gain can be a good thing (in cold climates and seasons), and a bad thing (in
warm climates and seasons). It incorporates everything from the orientation of the house on the lot and
properly-sized roof overhangs to choosing the right windows and landscaping. Discuss your home site
with a specialist before you choose a house plan, and be prepared to make some modications to the
design you choose.
4. Insulate, insulate, insulate: Alternative building systems like ICFs and SIPs incorporate insulation in
the structural elements, but if you plan to build a traditional stick-framed house, consider upgrading from
2 x 4 studs to 2 x 6, 2 x 8, or double 2 x 4 construction. All of these enable you to stuff more insulation in
the wall, thus reducing the amount of energy it takes to keep you comfortable.

5. Consider renewable energy systems, like solar panels,
geothermal systems, and wind power: Depending on your
location and budget, some of these might be more realistic than others.
But even a small commitment like a solar hot water heater will have an
effect!
6. Install a programmable thermostat: Adjust your heating and
cooling systems to keep you comfortable when youre at home, and
scale back when youre not at home.
7. Install an energy monitoring system: Any nutritionist can tell
you that keeping a food diary is a great way to inspire more mindful
eating. Home energy monitoring systems work the same way, by telling
you how much energy youre using. Just as knowing how many calories
are in a donut inspires you to reach for a healthier breakfast, seeing
how much energy youre using motivates you to use less.
8. Choose energy-efcient appliances and xtures: In response
to changing codes and consumer demand, most new appliances are
engineered for energy efciency, but some more so than others. The
Energy Star label is the most recognizable measure of energy efciency,
but there are plenty of options that go above and beyond the Energy
Star requirements for efciency.
9. Choose low-ow plumbing xtures: While conserving water
is a worthy goal in itself, it also reduces your carbon footprint. How?
Treating, transporting, and heating water all consume energy. Use less
water, use less energy.
10. Choose recycled and sustainably sourced materials: There
are thousands of products designed with recycled and renewable
resources, from bamboo ooring to recycled glass countertops. Do
your research, and dont forget to consider the energy expended in
shipment. Identify manufacturers near your home site and spec their
products whenever possible. It takes a lot of energy to transport a load
of stone across the country!
11. Native landscaping: Trees and shrubs that are native to your climate
are adapted to the amount of rainfall youre likely to receivetherefore
requiring less supplemental waterand theyre more likely to thrive
without constant maintenance! Bonus: trees and shrubs absorb carbon
dioxide from the air and transform it into oxygen, helping to offset some
of your unavoidable carbon usage.
12. And of course, reducing your carbon footprint doesnt end
when construction is complete: All your efforts will be for naught
if you go around leaving lights on, windows open, and appliances
working overtime. Use that energy monitoring system to keep tabs on
how your own behavior impacts energy usage, and modify as necessary.
Find easy ways to cut back, and challenge yourself and your family to
use less every day!

Its always illuminating to see what chefs cook on their day off, or how your
hairdresser styles her own hair. Similarly, we love to see the homes our
favorite designers drew up for themselves. In the case of popular designer
Donald Gardner, the results are pretty spectacular.
Sometimes a place just calls out to you. At least, thats what happened when
Gardner was searching for a place to build his home. Hed heard about the Hammock
Dunes community near Palm Coast (About the only place that hurricanes havent hit
Florida, he says). But seeing is believing, and coming down I-95 in Florida for a family
vacation, It was breathtaking. At the time, there werent any homes built on the ocean
yet, so he got to choose a prime lot on a strip of land with a natural lake to the west and
the ocean on the east. With water on both sides, its pretty ideal says Gardner.
It took two years to build his breathtaking ode to European design with a dash
of Floridian air. What inspired him? On trips to Europe, to Italy, etc., I just fell in
love with architecture, especially the Roman architecture, the smooth arches and round
columns, he says. I wanted it to look like it had been here for a long time. Special
consideration had to be paid to the harsh sea air. I wanted to have materials that were
durable. I wanted to have as low maintenance as possible. Pre-cast concrete was made
to have a weathered look with added dimples. Travertine, cut from a mountainside in
Europe, appears throughout the home in earth tones.
In any coastal home, its a good idea to build up to capture maximum water views,
but thats taken literally to another level here with two oors of family living and
a spectacular penthouse on top. If three oors sound difcult to navigate, theres an
elevator available. Though Gardner prefers to use the grand staircase (more on that
later), the lift comes in handy when we go to the grocery store or things like that
or when we have guests, my wifes parents, its easier for them to go up the elevator.

With ve bedrooms, each boasting its own bath, this house is ready for a big
weekend party. The master suite rests conveniently on the main level, which is so
comfortable for Gardner and his wife, Sharon, that unless we have guests we dont
normally go up on the other levels, although occasionally well go up to the penthouse
level.
No wonder hes content down here: The master bedroom offers lots of space to
relax, including a sitting area with a bow window that looks out to the back patio and
pool. A walk through the corridor, lined by a walk-in closet and storage space, brings
you into the spectacular master bathroom, where a large shower (designed with a
seat) and oversize bath are the centerpieces. Two sinks and extra counter space add
practical luxury. Through the bathroom, another walk-in closet awaits. A wet bar,
handy for making morning coffee without heading to the kitchen, transitions into the
study, where a coffered ceiling adds ambiance.
Shared gathering spaces encourage conviviality. Theres the great room, with its
soaring ceiling, wall-to-wall windows, and huge replace, and its easy to imagine the
awe-inspiring sunsets seen here. But the integrated family room and kitchen area is
more likely to be the hangout spot, especially around the kitchens large island. In
warm weather, the summer kitchen beckons from nearby.

Back to that staircase: the centerpiece of the home, it wraps around a centerpiece of its own.
An ode to the ocean, the towering driftwood sculpture was designed by artist Paul Baliker, whose
work Gardner had admired in the Hammock Dunes clubhouse. He had to piece about three pieces
together of driftwood in order to make it work, Gardner remembers. A blue heron graces the top,
and sh decorate the bottom. Ocean waves incorporated in the railing by a craftsman from Europe
complement the piece, as does the travertine landing laid in a pattern to create the effect of an area
rug. The serpentine staircase encircles the sculpture like it grew around it.

Follow the stairs up, and youll reach the second level, where four suites
comfortably accommodate a houseful of guests. Two of the bedrooms open to porches.
Another level up, the penthouse suite reveals itself. Here, a large recreation room, wet
bar, and full bath create a fun zone that opens onto another porch for the best view of
all. Gardner keeps a pinball machine and golf exercise device up here.
Given all this space and luxury, you might be surprised to learn about some
remarkable energy-saving features of the house. A geothermal unit (which Gardner
reects was a wonderful idea) employs 14 wells, each 150 feet below the ground
surface, to use the 70-degree temperature there to lessen the burden of heating and
cooling the house.

makes the penthouse functional as
guest quarters as well.

Other smart choices include clay roof tiles, which absorb less heat than concrete
tile, sprayfoam insulation on the underside of the roof, and sealing off the attic to
keep out the salt air. The result: the attic and penthouse differ from each other in
temperature by only ve to seven degrees. Separate HVAC units serve different areas
of the home, helping to lower heating and cooling demand when guests are not using
the upper oors. Although an automated system lets Gardner monitor the weather,
turn off the lights and adjust the blinds, he says if he were to do it all again, hed have
it control the HVAC, too.
Gardner loves the house so much that he chooses to live there
most of the time, telecommuting to his ofce in Greenville,
S.C. Who could blame him? With a house like this, the outlook
is sweet indeed.

Whats In a Set
While the contents of each blueprint package vary slightly, each
contains detailed, high-quality working drawings that show you
exactly how your house is to be built. You can expect to nd the
following standard elements in most plan sets:
1. Detailed Floor Plans
These plans show the layout of each oor of the house. Rooms
and interior spaces are carefully dimensioned, doors and windows
located, and keys are given for cross-section details provided
elsewhere in the plans.
2. Exterior Elevations
In addition to the front exterior, your blueprint set will include
drawings of the rear and sides of your house. These drawings
give notes on exterior materials and nishes. Particular attention
is given to cornice detail, brick and stone accents or other nish
items that make your home unique.
Depending on the home you choose, your order may also

The artists sketch of the exterior of the house gives you an idea of
how the house will look when built and landscaped.
4. Foundation and Basement Plans
This sheet shows the foundation layout including concrete walls,
footings, pads, posts, beams, bearing walls, and foundation
notes. If the home features a basement, the rst-oor framing
details may also be included on this plan. If your plan features slab
construction rather than a basement, the plans shows footings
and details for a monolithic slab. This page, or another in the
set, may include a sample plot plan for locating your house on a
building site. Additional sheets focus on foundation cross-sections
and other details.
5. House and Detailed Cross-Sections
Large-scale views show sections or cutaways of the foundation,
interior walls, exterior walls, oors, stairways, and roof details.
Additional cross-sections may show important changes in oor,
ceiling, or roof heights, or the relationship of one level to another.
These sections show exactly how the various parts of the house
t together and are extremely valuable during construction.
Additional sheets may include enlarged wall, oor, and roof
construction details.

6. Floor Structural Supports
Floor framing details come with plans that have basement and/
or crawlspace foundations. Each includes spacing, direction, span,
and specications for oor joists. Beam and window headers,
along with necessary details for framing connections, stairways, or
dormers are also included.

Some cities and states now require that a licensed architect or
engineer review and seal a blueprint, or ofcially approve it,
prior to construction. Before applying for a building permit or
the start of actual construction, we strongly advise that you
consult your local building ofcial who can tell you if such a
review is required.
BUILDING CODES AND ZONING REQUIREMENTS
Each plan was designed to meet or exceed the requirements of
a nationally recognized model building code in effect at the time
and place the plan was drawn. However, your plan may need
to be modied to comply with local requirements. In addition,
you may need to obtain permits or inspections from local
governments before and in the course of construction.
Nevada residents
Nevada law requires your plans to be redrawn by a Nevada-
registered professional. Consult your local building ofcial for
more information.
