BIM is a project delivery tool that can be a catalyst for improving housing affordability.
BIM technology allows for a collaborative effort across all disciplines from the design stage to nal completion where one of BIMs most appealing attribute is its time-saving element (Dowhower 2010).

+ improve quality of end product + reduce cost + reduce time + BIM can help better understand the operating costs of a dwelling + reduce errors and omissions + enhance way of working with knowledge sharing and virtual design before construction (Bataw & Kirkham 2013)

IT

A low income household is categorised to be within the bottom 40% of the income distribution spectrum. Housing for which the nance and operating cost exceed 30% of the household's income are deemed unaffordable.

+ the Australian AEC industries have the potential and capacity to utilise BIM technology to improve affordable housing + BIM impact on affordable housing in Australia needs to be researched further but initial ndings suggest a wider acceptance of BIM where government participation will provide further incentives for all AEC industries to adopt BIM in Australia.

+ research papers + historical data + analysis of secondary data e.g. ABS and census + interviews with industry leaders in the area of BIM and the housing sector + surveys & questionaires + the media/newspaper articles discussing political issues in regards to housing affordability within Australia

This graph compares the housing affordability between Australia and the US where higher gures indicate property within Australia is becoming less affordable based on the average income.

THE ECONOMY

SUPPLY ISSUES

IS

- expanding population will create a greater demand in housing - smaller families - culturally diverse population

DEMOGRAPHICS

- high demand vs supply of land - reliability of sourcing and the cost of materials

- revenue raising tactics by the government (levies, taxes, rates, etc) - construction, operation and maintenance

COSTS + CHARGES

AFFE

INFRASTRUCTURE

- in order to make the serviceable land benecial, infrastructure is mandatory - public transport issues

CT

- further provision in future government planning - prioritisation of housing demand
