August home sales up 15 percent

The following information was provided by the Greater Milwaukee Association of Realtors. Sales of homes in the 4-county Metropolitan Milwaukee real estate market increased 15% compared to August of 2013. There were a total of 1,862 homes sold in August, compared to 1,619 a year earlier. All four counties in the metropolitan area had an increase in sales, led by a 109-unit gain in Milwaukee County. Waukesha County had 53 more sales from 2012. And, in Washington County there were 49 more sales, and 32 more in Ozaukee County. August sales are typically strong as families looking to get into a home before the new school year starts close on their sale before the end of the month. As we have been noting all year, the cumulative level of sales through August makes the 2013 market look at lot like the market seen in the early 2000s. Through August 31st there were 12,433 sales for the year. From 2000 to 2004, sales through August averaged 12,178 units. Projections for the remainder of 2013 show the year ending with somewhere between 17,035 and 18,071 total sales. That would place 2013 about even with 2001 or 2002 when there were 17,321 and 18,479 sales, respectively. While the early months of the year were characterized by low inventory levels, August marked the fifth consecutive month of increased listings compared to the same months in 2012. Milwaukee County had 81 additional listings from 2012, followed by 62 in Waukesha, 32 in Ozaukee and 21 in Washington Counties. With total metro area listings in August of 11,529, the markets inventory level was 7.94months, down slightly from Julys 8.02 level. A year ago, the inventory level was at 13.02months. If the 1,421 listings with an active offer are subtracted from current listings, the inventory level drops to 5.72months. The market is proving to be very "balanced" favoring neither buyers nor sellers, in contrast to the wild swings we saw over the last decade. Sellers should not assume they will get whatever they ask for, and buyers should know the days of deep discounts are gone; a REALTORS guidance will help both parties purchase or sell a property for a fair price. The Greater Milwaukee Association of REALTORS is a 4,000-member strong professional organization dedicated to providing information, services and products to "help REALTORS help their clients" buy and sell real estate. Heart of Harmony selects new director

Frank Marzocco has been hired as the new director of the Heart of Harmony Chorus, a mens acappella chorus based in West Allis, Wisconsin. Well-known in the Milwaukee area music community, Marzocco has been singing in choruses and barbershop quartets since 1953, and directing mens and womens choruses since 1958. He recently retired as director of the Milwaukee Showcase Chorus, a Sweet Adelines International chorus, after 19 years as its director. He has also been the lead singer of "Easy Days," a Milwaukee area barbershop quartet, since its inception in 1008. Before that, he sang lead in the Shear Delight quartet for 25 years. "Retirement just doesnt seem to stick for me," said Marzocco, 77, a former insurance agent. "Singing has always been fun but making harmony is a joy. Im looking forward to many more years of joy with the Heart of Harmony chorus." "We are thrilled that Frank agreed to come on as our director," said Dave Paschke, president of the Heart of Harmony. "Hes famous in music circles as a director, singer, composer, arranger and music coach, and his Easy Days quartet is wellknown around town. Were looking forward to growing and improving as a chorus under Franks leadership." The Heart of Harmony, formed in 2006, is a chapter of the Barbershop Harmony Society. It sings a variety of music styles, including traditional barbershop, show tunes, ballads, patriotic and inspirational songs. It rehearses Tuesday evenings from 7 to 10 pm at Gonzaga Hall, behind St. Aloysius Church in West Allis, at 1441 South 92nd Street. Mount Mary to host author R. Clifton Spargo

R. Clifton Spargo, a novelist and cultural critic, will speak on writing about social justice issues on Tuesday, Oct. 8 at 6:30 p.m. at Mount Mary University, Stiemke Hall, 2900 N. Menomonee River Parkway. Spargo will also read from his critically acclaimed novel Beautiful Fools, The Last Affair of Zelda and Scott Fitzgerald. The event, which is free and open to the public, is sponsored by the Universitys Master of Arts in English Program and is part of the Writers on Writing series. Spargo writes The HI/LO, a blog for The Huffington Post. His work has appeared in numerous publications including The Chicago Tribune, Commonweal and The Yale Review. Spargo also teaches The Stories We Tell, a healing-focused writing workshop for survivors of sexual violence and trafficking. In conjunction with the award-winning non-profit The Voices and Faces Project, the workshop has been held for Milwaukee area survivors at Mount Mary. Spargo is a graduate of the doctoral program in literature at Yale University and the Iowa Writers Workshop. Space is limited and reservations are recommended. Dear Dr. Winter, I was wondering if most people are happy with their dentures? Do they eat well? I have 6 veneers that have failed. After they were installed I couldn't eat or speak properly and my back teeth didn't touch any more! Then the dentist ground on 22 other teeth to make them fit and my bite is off and I am miserable. I would like to have all my teeth pulled and have dentures! How much does this cost and will I be happy? Dear Janet, I am sorry you are having problems. From your question, I am not sure I fully understand what you are going through. You may have a bite problem, a skeletal problem or a cosmetic issue or a combination of the above. First, you should realize that If you can keep your teeth you will chew more efficiently, eat better, extract better nutrition from your food and be happier in the long run. People that have had dentures for 5 years typically chew with one fifth the biting force of people that have their natural teeth. Second, dentures don't work like teeth. They are big pieces of acrylic with denture teeth. They block the roof of your mouth from taste sensations and they can dislodge with sneezing, yawning or chewing. Over time they will contribute to further deterioration of the underlying bone through movement of the dentures and friction. So if your situation can be identified, and fixed, that is what you should do. It is very easy to think that pulling teeth and getting dentures will be a solution but in reality they render you a dental cripple with a prosthesis that must be relined or remade every 3-5 years as your gum tissues change. Then if you want to replace these dentures with implant retained dentures or bridges it can be a long and expensive course of treatment compared to saving your natural teeth. So your dentist should evaluate your bite and cosmetics from before your veneers were done and try and recreate the situation where you were comfortable and happy. We would be happy to see you for a second opinion. Dear Dr. Winter, My wife just had grafting to her gums because they were receding. Her dentist says she now needs to have braces to prevent the recession from coming back. Is this common practice? It seems a bit illogical, as her teeth are pretty straight. Thanks. If the positioning of the teeth contributed to this recession than an overall plan to prevent the recession from returning-ie: braces- was probably discussed. Sock Hop to kick off fall mum show at Domes

Poodle skirts, cuffed jeans and costume contests will come together for the sock-hop kickoff to Fall into The 50s, the fall mum show at The Domes. The fundraising eventto be held Friday, Sept. 20 from 7 to 10 p.m.gives an early look at the floral show. Admission is $30 per person and includes a set of tickets for food and beverage. Proceeds benefit the educational programs of The Domes. Historic Milwaukee hires new Executive Director

Stacy Swadish is the new Executive Director of Historic Milwaukee, Inc., the Milwaukee nonprofit dedicated to increasing awareness and commitment to Milwaukee's history, architecture and the preservation of the citys built environment. Swadish has more than more 25 years experience as a nonprofit manager, fundraiser and journalist. She most recently worked as the Vice President for Development for Big Brothers Big Sisters of Metro Milwaukee. Other nonprofit positions were with Alverno College and the School Sisters of St. Francis. Swadish has a bachelor's degree in journalism from the University of Wisconsin-Madison and a master's degree in business: organizational leadership and quality from Marian University. Swadish also earned the Certified Fundraising Executive credential in 2003. The West Allis native lives in Brookfield with her husband John Kosmatka and children, Edward and Ellen. In addition to her love of history and architecture, she enjoys gardening, Jane Austen novels, and upcycling furniture. Historic Milwaukee guides architecture walking tours, hosts panel discussions on development, and presents the annual Doors Open and Spaces & Traces events. Through new programs like Doors Open and Envisioning the Seen, Historic Milwaukee has grown its audience to 60,000 people annually, increased membership to over 1,000, and cultivated a volunteer base of over 600. Extend the harvest this season

BY MELINDA MYERS Didnt get enough gardening in this season? Dont worry there is still time to grow garden-fresh vegetables and herbs this fall and winter. Purchase transplants and seeds that will grow and flourish in the cooler fall and winter temperatures. Lettuce, spinach, Swiss chard, root vegetables, edible pansies and calendula as well as cole crops, like broccoli, are a few to consider. Those gardening in colder regions need to select short season crops like lettuce, spinach and radishes that will mature before extremely cold winter temperatures set in. Extend the fall garden season into winter with the help of floating row covers, coldframes and portable greenhouses. Many of the elevated garden systems now have built in cold frames or row cover attachments to make extending the season much easier. Try container and elevated gardens like the VegTrug (www.gardeners.com ) to extend the growing season and increase your enjoyment. These contained gardens allow you to plant herbs, vegetables and flowers anywhere. Place a few right outside the front door or on the balcony for fun and convenience. Plus, contained gardens can easily be moved to a sheltered location or covered and protected from frost. Or move your garden indoors. Select vegetables and herbs that can tolerate the less-than-ideal indoor growing conditions. Greens, onions and root crops, like radishes and short carrots, will grow in a sunny window. Expand your selection with the help of artificial lights. Basil, oregano, thyme, sage, parsley, chives and of course mint are a few favorite herbs to grow on your kitchen or other sunny windowsill. Wait until the seedlings develop two sets of leaves and then transplant them into their permanent planter if needed.
