LEASE OF RESIDENTIAL HOUSE This agreement made and entered into at _______________________, Philippines, this ____th day of _________________,

20____, by and between _________________________, of legal age, single (or, married to after called the landlord, and _______________________, of legal age, single, (or, married to _____________________), and a resident of ________________________, hereinafter called the tenant, evidences that the parties have agreed as follows: 1. In consideration of the rent and the tenant's covenants hereinafter reserved and contained, the lessor hereby demises and leases to the tenant a certain residential house situated at #______ ________________ street, __________________________ belonging to the landlord and registered in the office of the Register of Deeds of ______________________________. To hold to the tenant for the term of ___________(___) years, commencing the ___th day of ___________, 20____. Yielding and paying therefor during said term, rent at the rate of _________________________ Pesos (Php ________) yearly and proportionally for any fraction of a year, by equal _____ (___) payments to be made on the first _____ days of each ___________, of which the first shall be made on the ___th day of ___________, 20______. 2. The tenant hereby covenants with the landlord as follows: (a) To pay the rent as aforesaid without the necessity of express demand therefor, at the residence of the landlord; (b) To keep the leased premises in good and habitable condition, making the necessary repairs and painting inside and outside the house; (c) Not to make alterations and improvements on the premises without the written consent of the landlord, and, in case of such authorized alterations and improvements on the premises, any and all such improvements shall become the property of the landlord at the expiration of this lease; (d) To use the premises as a private dwelling house only and not for any other purpose, nor to construct or maintain a stable for the keeping of horses, cows, etc., detrimental and obnoxious to the neighborhood; (e) To surrender or yield up quietly and peaceably, to the landlord the premises with all the fixtures, other than the tenant's fixtures at the termination of this lease in the same condition in which he shall have found them, ordinary wear and tear, reasonable use, and other unavoidable losses expected;

(f) To pay from time to time during the term of this lease, all charges for water, electric current, telephone and such other services in the leased premises; 3. The landlord hereby warrants the peaceful possession and enjoyment of the leased premises by the tenant. (g) Not to assign or sublease the premises hereby leased or any part thereof without the written consent of the landlord, and any breach of this condition shall be a ground for the termination of this contract at the option of the landlord; and (h) To permit the landlord or his agents to enter and view the condition of the premises at reasonable hours and in a convenient manner. 3. The landlord hereby warrants the peaceful possession and enjoyment of the leased premises by the tenant. 4. In case the premises or any part thereof be destroyed or damaged by fire or any unavoidable casualty so as to be unfit for use and occupation, the rent shall be proportionately reduced and adjusted, or the lease contract terminated, at the option of the landlord. 5. Should the tenant fail to pay the rent herein stipulated in accordance with the terms above mentioned, or violate the terms of this contract, the landlord shall have the right to eject the tenant from the premises, and to collect and recover from him all accrued rents. 6. It is further agreed that the tenant shall be responsible for all the acts and omissions of his family, servants etc., and any and all other persons by him allowed access to the leased premises. 7. In case of court litigation by virtue of nonpayment of the agreed rents of any other breach of this contract on the part of the tenant, the landlord shall be entitled to collect __________________________________ Pesos (Php ________) as liquidated damages and ________________________ Pesos (Php ______ ) as attorney's fees exclusive of cost legally taxable.
