Cost estimate of a house.


In making the cost estimate of a house, the following items were considered: the cost of foundation, ground floor slab, blocks, beams, columns, roof slab and cost of plastering. With the little information available, some assumptions need to be made in making the estimation. Assumptions were made in relation to the engineering and economic aspects of the house. Below we have a list of the assumptions: 1. List of assumptions. The house is assumed to be located in a region where we have humid soil and very little rock content in the strata. The house to be constructed will be a one storey building and easily accessible by vehicles. Little amount of work is required for cleaning purposes. The setting out of the building was ensured to respect the building law. Firm soil which can support strip footing is taken to be 0.450m below ground level. Since site is found at a considerable distance from sea so a blinding layer of 50mm was used. Assume ground floor slab will not have any reinforcement. At some places we have used plywood marine for formwork. Block of thickness 150mm will be used. Use 10% of wastage for block ( possible that some blocks may get damage) Use 10% of wastage for mortar. Square Columns of 200mm by 200mm will be used. Height of columns is taken as 4m. Beams of 450mm by 200mm will be used. 4 Reinforcement of Y12 will be used in all columns and beams. R6 stirrups will be used in all columns and beams. Y8 reinforcement will be used in slab. The cost of labour used for formwork consists of shuttering ,deshuttering and cleaning the place. Depth of roof slab will be taken as 150mm. Assume that there are no working days on Saturday and Sunday.

2. Cost of foundation: The cost of the foundation consists of: Cost of excavation / levelling/ trimming/ disposal of material Cost of blinding Cost of base concrete. Cost of reinforcement. Cost of backfilling.

2.1 Cost of excavation / levelling/ trimming/ disposal of material The cost of excavation and disposal of material have been rated at Rs 490/m3 . The expected size of the pad foundation is 0.900m * 0.900m * 0.900m. But when excavating, the size were increased so as to remove loose soil.

The expected size of the strip footing is 0.450 by 0.450 But when excavating, the width was increased to 0.6m so as to remove loose soil.

Total volume of soil excavated: 31.77m3. The cost rate for levelling and trimming is at: Rs32/m2 Total surface area of soil is : 56m2 . Total cost of Cost of excavation / levelling/ trimming/ disposal of material= ( 56*32) +( 19.17*490)= Rs 17475.

2.2 Cost of blinding.

Cost rate for blinding: Rs 3500/m3 Cost of labour for blinding: Rs 20/m2 Total cost of blinding: ( 3500*2.8) +( 20*56) = Rs 10920. 2.3 Cost of base concrete.

Cost of reinforcement :Rs 35/ kg Cost of labour( bar bender) : Rs 5/ kg Total cost of reinforcement: ( 40)( 267)= Rs 10680. 2.5 Cost of backfilling. For the backfilling, it will be assumed that 3 workers will be paid Rs 3000 for 2 days . 2.6 Total cost of Foundation: (3000+10680+86625+10920+17475) = Rs 128700.

Cost of ground floor slab.

The cost of ground floor slab consists: Cost of concrete Cost of labour. Cost of formwork used for shuttering. 3.1 Cost of concrete. Cost of concrete: Rs 4000/m3 Cost of labour for casting of slab : Rs 200/ m3 Surface area of ground floor slab: ((11.555*12.4)+(3.7*3))=155m2 Assume thickness of slab: 100mm Volume of concrete for ground floor slab: 155*0.1= 15.5m3 ( but we will use 16.5m3 to cater for wastage) Cost of concrete of ground floor slab: ( Rs 4200*16.5) = Rs 69300. Perimeter of ground floor slab: 56m Take depth of formwork to be 150mm Total area of formwork: ( 56*0.150) = 8.4m2 Cost of plywood marine: Rs 272/ m2 Cost of 10 timbers ( 3 by 2) use for curtailing: Rs 750. Cost of labour for shuttering of slab: Rs 150/m2 Cost of formwork used for shuttering: ( 8.4*272)+(150*8.4)=Rs 3545.

3.2 Total cost of ground floor slab: ( Rs 69300+Rs3545)= Rs 72845.

4 Cost of Block Work. The cost of block work consists: Material cost. Labour cost.

4.1 Material cost When we do block laying, we can consider the material cost to be comprised of: a) Cost of block b) Cost of mortar. 4.1 (a) Cost of Block. A unit block cost: Rs 17.00 In Mauritius blocks of length 450mm and depth 200mm are available. So it can be deduced that in 1 meter square we required 11 blocks. As such the cost of block per meter square: (17*11) = Rs 187.

4.1 (b) Cost of mortar. The appropriate mortar for block laying required that 50kg of cement to be mixed with 175kg of rocksand( 0.4mm). 50kg of cement + 175kg of rocksand , we can lay 50 blocks.

50 blocks take an area of 4.5m2 So to lay 1m2 of block it costs Rs65 ( it is inclusive of the wastage) Cost of mortar for block laying: ( 278*65)= Rs 18070. Cost of labour for laying blocks: Rs 150/m2 Total cost of labour for block laying: (150*278) = Rs 41700.

4.2 Total cost of Block work: ( 41700+51986)=Rs 93686.

5. Cost of columns. The cost of column consists: Cost of concrete Cost of reinforcement Cost of formwork.

So the length of bar to be used here: 4+(0.3*4)= 5.2m

5.3 Cost of formwork for column.

Area of a side to be shuttered: ( 4*0.2)= 0.8m2 Total area to be shuttered: ( 0.8* 29) = 26m2 ( inclusive of 10% of wastage) Cost of plywood marine: Rs 270/ m2 Cost of labour for formwork: Rs 125/ m2 Consider that plywood used for ground floor slab cannot be reused: Cost of formwork of column: ( 395*26)= Rs 10270.

5.4 Total cost of columns: ( 10270+11840+10752)= Rs 32862.

6. Cost of beam The cost of beam consists of: Cost of concrete Cost of reinforcement Cost of formwork. 6.1 Cost of concrete. cost of concrete: Rs 4000/m3 cost of labour of casting: Rs 200/m3 Total length of beams used in the house: 95m Total volume of concrete required for beams: (0.450*0.200*95)= 8.6m3 Total of concrete: (4200*8.6)= Rs 36120

6.2 Cost of reinforcement. Here a wastage- overlapping, chairs and U-Bar- is taken as 40% of the total length of beams.

6.3 Cost of formwork for beams. Depth of formwork to be used for shuttering will be 600mm: it is more than 450mm, this allow the plywood to be nailed on the block. Area of formwork required: ( 2) ( 0.6*95)= 114m2 Consider the formwork used for columns to be in good condition, so the required formwork to be bought: ( 114-26) = 88m2 Cost of plywood marine: Rs 270/ m2 Cost of labour for formwork: Rs 125/ m2 Total cost of formwork for beams: ( 395*88) = Rs 34760. 6.4 Total cost of beams: ( 34760+18920+36120)=Rs 89710.

7 Cost of roof slab. The cost of roof slab consists of: Cost of concrete Cost of reinforcement Here there will be no cost for formwork because centers and scaffolding will be hired. 7.1 Cost of concrete. Surface area of roof slab: 160m2 Volume of concrete for roof slab: ( 160*0.150) = 27m3 ( inclusive of 10% wastage) cost of concrete: Rs 4000/m3 cost of labour of casting: Rs 200/m3 Total cost of concrete: (4200*27) = Rs 113400.

7.2 Cost of reinforcement for slab. Here a wastage- overlapping, chairs and U-Bar- is taken as 30% of the total length of slab.

8.0 Cost of rendering. The cost of rendering consists: Cost of rendering compound ( will be made up of cement and rocksand 0.2) Cost of labour for rendering.

8.1 Cost of rendering compound. To render 1m2 , the appropriate rendering compound requires 7.5kg of cement and 20kg of 0.2 rocksand.

For this house both interior and exterior rendering will be done. Total area to be rendered: ( 278*2) = 556m2 Cost of rendering compound: ( 556*37*1.10) Rs 22630. 8.2 Cost of labour for plastering. For dotting both interior and exterior, 4 workers will be paid Rs 600 for a day. The dotting activities are expected to take 2 days. Cost for dotting: ( 600*4*2)= Rs 4800. Cost for rendering: Rs 110/m2 Total cost for rendering: ( 4800) +( 110*556) = Rs65960.

8.3 Total cost for rendering: ( 22630+65690) = Rs 88590.
