HOW TO BUILD A SUSTAINABLE HOME

THE ECOHOME DESIGNS PLAN COLLECTION

A Guide to Plan Evaluation
Recycled-glass countertops, insulating wall systems, and nontoxic interior paint may make a greener home, but dont forget that every sustainable home begins with an efficient design. Choosing a home plan designed with green featuresadequate natural lighting and ventilation, a modest footprint, efficiently heated spacesis the foundational decision in building a comfortable, sustainable home. EcoHome Designs gets you started by featuring a selection of home plans that have met our baseline criteria. Below youll find detailed explanations of the seven factors against which we evaluated our designs. All house plans presented in this issue have met at least four of the seven criteria. Look for the highlighted icons on each plan page, signifying which criteria each plan exemplifies. In addition, all plans in this magazine are available in digital format (CAD files or PDFs). We encourage you to order digital plan sets in order to reduce the environmental burden of printing and shipping blueprints. footprint means minimal lot disturbance, increased outdoor living space, and more room for landscaping that can enhance the homes energy profile. In addition, plans with small footprints are easier to adapt to a variety of sites. Narrow homes in particular are suitable for urban infill lots, where building a new home has a much smaller impact than developing a rural or suburban lot.

Hard Working
Plans marked by this icon contain highly functional spaces and features such as mud rooms and organizational amenities. Unusable floor space and purely decorative volume (like two-story ceilings) are minimal. Conserve material and energy resources by making every square foot of conditioned living space work for you!

Value-Engineered
Plans showing this icon have simple foundation and roof plans with few corners, ridges, and protrusions. They generally have open floor plans with few interior walls. These homes lose less energy through wall and roof junctions, and they use less construction material than comparable homes, lowering your hard costs and minimizing demand on material resources.

designed to meet changing circumstances has a longer and more useful life span. Dual-use rooms, finish-later spaces, and open layouts allow you to modify the use of the home throughout its life, without costly renovations or add-ons that would require further material consumption. Simply put: Its greener to build the right home today than to build another home tomorrow.

Green From the Drawing Board

The ribbon signifies that the design goes above and beyond these six criteria by specifying materials and/or building practices to achieve a certifiably green home. These designs may be accompanied by photos of finished, certified homes.

Modest Living Energy Saving

This icon identifies homes with large or numerous windows. At the very least, these homes will benefit from natural light and ventilation. However, if properly sited and constructed, designs displaying this icon have the potential to tap into the suns energy for passive solar heating, thus lowering the demands on the homes mechanical heating system. Consult an experienced professional for guidance on the proper orientation and shading requirements for your homesite and climate zone. What do SUVs and McMansions have in common? Theyre inconsistent with a sustainable way of living. Plans showing this icon are sized below 2,500 square feet, but contain welldesigned and comfortably interactive spaces that make them feel larger. Smaller homes require fewer materials to build and less energy to heat and cool. The money you save by building a smaller home may be spent upgrading materials and mechanicals to maximize your homes comfort and performance.

Whats Next?
Choosing the right plan is an early and important step in the building of your green homebut its only one step! A true green home is achieved when green design is brought to life with sustainable materials and construction methods. We cannot emphasize enough the importance of a competent builder or general contractor, with deep knowledge of building science and sustainable practices, who can activate the green potential present in these house plans. You might consider taking the additional step of getting your home certified. Read on to learn more about LEED for Homes and other certification programs. Need help getting on the right track? Add the Efficient Living Upgrade to your plan purchase for individualized guidance.

WHATS NEXT?
Green home certification programs like LEED for Homes help realize your green goals!
By selecting one of the house plans from this catalog, youve already made an important early step toward building your green home. However, design alone does not make a green home. Following the guidance of a green home certification program like LEED for Homesis essential to fully realize the green home of your dreams.

By tom Flanagan, usGBC residential market development

EED for Homes is a consensusdeveloped, third party-veried rating system overseen by the U.S. Green Building Council that provides a basis for quantifying the benets of green homes. Te LEED for Homes certication program measures a homes performance based on a number of categories, including: site selection, water e ciency, materials and resources, energy and atmosphere, indoor environmental quality, location, and innovation. Within each of these areas, projects earn points toward certication. Each LEED-certied home undergoes on-site inspections and thorough testing to verify proper performance.

A home that achieves LEED certication has been designed to maximize fresh air indoors, minimizing your familys exposure to airborne toxins and pollutants, and has the potential to use at least 20-30 percent less energy than a home built to the International Energy Code Councils 2006 code. Less energy use means lower utility bills every month throughout the life of your home. Beyond energy, achieving LEED certication is a mark of leadership in green homebuilding, clearly di erentiating a home as among the highest performing in the country. LEED is like a nutrition label that demonstrates in measurable terms how a home incorporates e cient

features, with the added assurance that the nal product has been third-party veried and performance-tested. While rigorous, LEED certication is also attainable, exible, and a ordable. In addition to LEED for Homes, there are many local and regional green home rating systems or incentive programs in the U.S. Most of the programs take a similar approach to green homebuilding, gauging the sustainability of a home based on how e ciently it uses energy and water, the materials and processes used in construction, measures taken to improve indoor environmental quality, and how the site and land are impacted.

HOW TO BUILD A SUSTAINABLE HOME

Build a Greener Home Efficient Living Upgrade

Beyond this, each program varies in how certication levels are calculated, as well as in the certication process, requirements, and structure. As an example, both LEED for Homes (www.usgbc.org/homes) and the National Association of Home Builders National Green Building Standard (www.nahbgreen.org) (also known as ICC 700) are Texible point-based systems that also have required measures, while, in contrast, the California Green Builder (www.hcd.ca.gov/CALGreen.html) program is a pass/fail system with no differentiating certication levels. When deciding which green home certication program is right for you, you should keep a keen eye out for a few key di erentiating factors: Was the program consensus-developed by a diverse group of stakeholders, including builders, manufacturers, architects, homeowner advocates, and environmental organizations? Does the program measure and reward actual achievement, not just good intentions? Is certication provided by an unbiased third party? While you might nd some of these factors in other green homebuilding programs, USGBC is proud that the LEED for Homes certication program sets a high bar in all of these areas. Green homes are better homes, and USGBCs goal is to encourage the residential market to take steps to build homes that are better than code, whether through LEED for Homes or an accessible local or national program. Talk to your builder or real estate professional about green building and LEED certication, work with them to learn more at www.usgbc.org/ homes, or get connected with a nearby green residential professional through www.greenhomeguide.com/ndapro. Want to get your future home certified but not sure how to begin? Consider adding the Efficient Living Upgrade to your plan purchase, for customized instructions to help you on your way! Even if you decide not to pursue certification, the Efficient Living Upgrade will help you speak knowledgeably with your builder about your green building goals. The Efficient Living Upgrade is a set of personalized instructions, individually tailored to your plans, that will guide you and your builder in constructing a home to all three of these nationally recognized green standards:

written right on the blueprints. In addition, the Upgrade includes:

Step-by-Step Guide that details what steps youll need to take to certify your home, beyond the usual construction phases. Site Point Calculator to determine what points you can expect to get for building on a particular site, in a particular location, when pursuing LEED for Homes certification. Site Planning Specifications that let the builder add notes and specifications to your site plan, earning available points for site stewardship. Mission Statement to communicate your goals to everyone on site, informing subcontractors of quality expectations, inspections, and performance tests. Construction Waste Management Plan to monitor job site waste and show compliance with reduction requirements. Durability Checklist listing construction practices incorporated into your home design that enhance its durability. Homeowner Welcome Pack to teach your family how to get the most out of your new green home, for years to come.

WATER EFFICIENCY

SEVEN TIPS FOR SAVING WATER

IF YOU ARE IN THE MARKET FOR A GREEN-BUILT NEW HOME, ITS LIKELY THAT SAVING WATER IS AMONG YOUR PRIORITIES.

By Rich Binsacca

1. Attack the Bath: Te bathrooms of your new home are the best (and easiest) places to save water. Bath faucets, toilets, showers, and tubs combine to consume more than 40 percent of the water youll use daily, and there are a wealth of product options to reduce that use. Toilets are the biggest culprits, but recent updates to national green building codes (which may or may not be enacted or enforced in your local area) require that they use only 1.28 gallons per ush, a 20 percent reduction from earlier standards and a whopping 63 percent less water than what youd nd in homes built before 1992, when 1.6 gallon-per- ush toilets were mandated for new homes to replace those that used 3.5 or more gallons per ush. If youre worried about performance, rest assured that current testing and certi-

Product manufacturers are meeting the markets demand for high-efficiency fixtures with appealing designs in every style. Hence a water-efficient bathroom looks just like any other. It will look even better once you receive your first water bill.

3. All Together Now: In addition

to low- ow plumbing xtures and hot water recirculation systems that reduce lag time, placing your homes water heater in a centralized location within the oor plan and grouping rooms that use water can help boost e ciency. Such designs shorten the distances from the water heater to various hot-waterusing faucets and appliances in the house. Not only is less water being used (and lag time reduced even further), but the energy needed to heat the water also declines. For two-story homes, this concept is

Low- ow versions of bath faucets, tubs, and showerheads also help reduce water use in the bathroom; like water-e cient toilets, they are tested and certied to lessen consumption without sacricing user satisfaction (read: a good strong shower stream) and are widely available at comparable prices to less-e cient models. Water e ciency requires a relatively minimal investment with long-term benets and cost-savings, says Pete DeMarco,

2010 JAMES F. WILSON/COURTESY OF BUILDER MAGAZINE

hats a good thing, because in some areas of the country the cost of water is rising and shows no signs of reversing course. Its a trend that is likely to spread nationwide as water becomes scarcer and more expensive to nd, deliver, and manage. Te price of water isnt as high as energy, but its going there, says Alicia Marrs, outreach coordinator for the WaterSense program administered by the U.S. Environmental Protection Agency (EPA), noting a ten percent increase in average residential water rates nationwide since 2009. Te more you use, the more it costs. From appliances to plumbing xtures, landscape irrigation and graywater recycling, there are proven techniques and technology that can signicantly reduce your water use, especially in a new house where they can be optimized in the homes design and construction. And, those solutions are available and generally a ordableand o en dont require you to sacrice convenience or make signicant lifestyle changes. As you search for a new, resourcee cient home, consider the following tips to conserve water:

cation of todays low- ow toilets includes their ability to e ectively ush waste the rst time to retain their water-saving benets. And, most of them are priced on par with less-e cient models. If youre really looking to save water, and your budget allows, consider dual- ush toilets. Activated by a pair of buttons at the top of the tank, these units use only 0.8 gallons per ush for liquid waste and 1.6 gallons per ush for solid waste.

director of special programs for IAPMO Group in Ontario, Calif., which certies the e ciency of water-using products.

2. Stop Wasting Time: While

installing low- ow plumbing xtures and ttings throughout your new home will reduce water use, theres a much bigger water-waster to address: Lag time. Lag time is the time it takes hot water to reach a faucet or shower, resulting in hundreds of gallons of water a year simply going down the drain. It is arguably the number-one consumer of indoor water, and it provides absolutely no value to you and your family. A hot water recirculation system can all but eliminate lag time. A small pump is attached to the hot water pipes that connect from the water heater to faucets and showers through your home. Te pump is activated by a switch or button (or perhaps an occupancy sensor) as someone enters a bathroom or the kitchen looking to use a faucet, ll the bathtub, or take a shower. Once activated, the pump quickly replaces the cold standing water in the pipes with hot water, delivering it within seconds instead of minutes. Tats not only water-wise, but also convenient. In a new home, installing the pump and requisite plumbing scheme during construction is easy and a ordable.

ceramic product made from 20% recycled clay and 100% post-industrial glaze waste from a factory that reclaims all glaze leftovers, the company says. Available in 16 sizes, the tile comes in 3-inch-by-3-inch to 9-inch-by-12-inch sizes, 6-inch hexagons, and the classic Ebb and Flow shape. The tiles are 3/8 inch thick and are available in 12 colors. Custom colors are available upon request. 603.355.2961. www.trikeenan.com

Formaldehyde-Free Hardwood Plywood Cabinets From Armstrong Origins cabinets are crafted with
PureBond urea-formaldehyde-free hardwood plywood using the ESP-certified companys Genuine Allwood all-plywood construction. The Origins option is available with most styles, including Calibra, shown here in Bordeaux and Honey. 800.228.1804. www.armstrong.com

Permeable Pavers From Belgard The companys permeable pavers

are made of concrete and separated by joints filled with small stones. Water enters the joints between the pavers and filters through crushed stone layers; the water, minus the filtered-out pollutants, is absorbed into the soil. The pavers can be used for patios, driveways, walkways, pools, and other areas. The manufacturer says its pavers, including Subterra stone (pictured), allow for modular and random installation to create patterns that look like natural cobblestones. The product comes in multiple shapes, colors, and patterns. 800.899.8455. www.belgard.biz

Wood and Fiberglass Windows from Milgard Essence windows

combine a wood interior and a fiberglass exterior for a wood look with a durable exterior surface. The windows feature traditional butt joinery and no visible fasteners, nail holes, or staple marks; an integrated weep system keeps moisture from penetrating the interior. With the standard glass package, the windows are Energy Star rated and have R-values ranging from 3.33 to 3.57; optional triple glazing is available for up to 30% more efficiency. 800.645.4273. www.milgard.com

Conditioned Airspace HVAC Framing System from Boise Cascade The Conditioned Airspace
HVAC Framing System enables the HVAC ducts to be installed in the joists supporting the second floor, reducing the amount of ductwork required and eliminating the inefficiency of running long ducts through unconditioned spaces like the attic and crawlspace. This method can reduce your heating and cooling bills by 20 to 35% each month. The system is designed to be used in conjunction with Boise Cascades BCI Joist or AllJoist engineered floor systems. 800.232.0788. www.bc.com

Hands-Free Faucet From Delta The Addison and Lahara

lavatory faucets are now available with the companys Touch2O Technology, which allows users to turn the units on or off with a touch to the spout, or with Touch2O XT, which includes touch activation as well as proximity-sensing technology. An LED light flashes when the unit is in hands-free mode and remains steady when its in touch mode. The faucets are WaterSense labeled and come in Brilliance stainless, chrome, or Venetian bronze finishes. 800.345.3358. www.deltafaucet.com

o what does a green home look like? Ask ve di erent people this question, as we did, and youre likely to get ve di erent answers. Maybe that shouldnt be surprising; topics of green home design o en raise more questions than they can easily answer. For example: What constitutes green? Can a design be adapted for building anywhere, or must the design conform to each unique building site? Does it even matter what the outside of a home looks like as long as the home performs e ciently, or are form and function related?

DISCUSSION

A wide front porch and an open floor plan give this Bill Martin design a sense of spaciousness despite its small footprint. See the floorplan on page 110.

Contemporary vs. Traditional

Im a big fan of more traditional design, says Dave Jenkins, designer of the rst certied net-zero production home in the Southeast. You want houses that will stand the test of time. A timeless design will hide its age, making it hard to tell if it was built 10 or 100 years ago. Jenkins isnt alone in preferring timehonored styles: he estimates that only ve percent of the market is looking for contemporary homes, and he has had only two requests for contemporary designs since the debut in October of his popular Energy Saver Plus collection of plans (see page 38 ). Every home in the collection is designed to use 40 to 50 percent less energy compared to a standard new home when built to spec. Each Toor plan in the collection is available with a choice of three exterior designs reTecting di erent architectural styles. Indeed, the strength of the collection may be its versatility. Jenkins says people are surprised that they can build a green home that ts into any neighborhood.

Designer Bill Martin, whose traditional facades feature plenty of wood siding and some brick, sees materials and overall design as the most important factors. To him, natural materials give more of a homey feel. However, since the choice of exterior materials may be driven by what is most e cient, cost-e ective, and popular in the area where the home is built (particularly if any kind of green certication is being sought), Martins real focus is on designing small homes (around 1,600 square feet) that look and feel larger than they are. In fact, he o en hears both builders and owners of his designs say, is house seems much bigger than it is. is has important benets: building a smaller home requires less land and fewer materials, and a small home is more e cient to heat and cool. ese are all factors that are good for the environment and the wallet. Dan Tyree has similar goals but a totally di erent aesthetic. e self-proclaimed outrageous house designer specializes in modern homes ranging from sleek contemporary hillside designs to less-conventional forms (like the round house on page 71), with most featuring strong lines and lots of glass for seamless indoor/outdoor interaction. He feels that the ideal home

is no bigger than necessary and quickly builtcriteria that some modern homes, with their simple lines and Tat roofs, t to a tee. at doesnt mean that siting or materials are unimportant. His answer to what a green home should look like? A lot like what it was built intobuilt from the site if possible. Tyree recognizes that not many people are comfortable with modern design, perceiving it as too cold, though that perception can easily be defeated with the use of organic materials like wood or stone to lend a sense of warmth. And until a critical mass of home buyers embraces modern design, its unlikely to gain traction with production builders, which would help it enter the mainstream. So its a bit of a Catch-22 situation, but Tyree sees a bright future for modern design nonetheless. Given the current movement to scale down, this may be an opportune time for modern homes to climb the charts: I think everybodys looking for a simple house.

Performance: The Ultimate Green Feature

To Rick Schwolsky, editor-in-chief of EcoHome Magazine, the contemporary/ traditional debate has little relevance to a homes performance. Rather, e strength of the designis in response to the site, he says, as well as in the materials and quality of construction. Its not that aesthetics are unimportantthey provide an outward expression of the people who will live in [the home],but he feels that anyone who strives to advance design without also paying attention to performance is nothing short of irresponsible. To that end, Schwolsky stresses the need to place explorations within the context of performanceRight nowwe need to advance building technology. e designers who are doing the most toward this end also happen to be designing in a more modern style: cool, sleek, and cutting edgewhich is probably why we tend to associate green design with a modern

36

aesthetic. But ecient design isnt limited to the unattainable. Schwolsky notes that production builders are now building certiTed homes that are quite traditional looking: ey dont look much di erent than their other productI think thats the point. In other words, a green home can look just like any other home, meaning you dont have to live in a futuristic dwelling to experience the beneTts of energy-saving design. In fact, the proof of green designs success will likely be its integration into styles and neighborhoods that were already comfortable with. e hope is that eventually green wont be seen as a separate category of home but rather as a series of smart choices that can be applied to many di erent designs.

Exterior Features That Work

Given this, there are some exterior design elements that are more conducive to energy savings than others. So what features should you look for in a green home, and what should you avoid? First, beware of frivolous features. Professor Pierce Jones of the University of Florida explains

that usefulness is a good rule of thumb: if its purely ornamental, its probably not the best use of resources. Fake dormers and unnecessarily complicated roo ines fall into this category; thankfully, Martin is seeing fewer of these on todays designs. A better choice: outdoor living spaces. Porches add tremendous curb appeal, and along with decks and patios create outdoor retreats to make a small home live larger without adding to heating and cooling costs. ey can even help regulate energy use inside the home. Jones deTnes a useful porch as one with east-west orientation (to protect south-facing windows) and a view that looks at something you want to look at. Jones also suggests breezeways and operable windows to allow for natural ventilation. Jones also advocates some features, like compact footprints and multi-story conTgurations, that make a home suitable for building in higher-density communities where you can easily get around without a car. Given the rising cost of gas, this may be one of the wisest and greenest decisions you can make!

Energy Saver Plus Home Plans: A New Approach to Green Design

In the midst of lingering economic bleakness and rising energy costs, the wisdom of investing in a green home is undeniable. Homes designed for ecient living increasingly oTer lasting value and savings throughout the life of the house. Nowhere is this more evident than in the new Energy Saver Plus Home Plans, which when built to speci cations use an astonishing 40 to 50 percent less energy than a standard new home, without any renewable energy systems. Add a solar photovoltaic array and a solar hot water heater, and your days of paying the power company could be over. But the diTerence runs deeper than just dollars. Energy Saver Plus plans represent a comprehensive approach to green home design.

Unprecedented Energy Savings

Like the other plans in this magazine, these homes make smart use of square footage with hard-working spaces, minimal interior walls, and well-placed windows. Where they go further is with innovations like placing air conditioning infrastructure inside conditioned space (conveniently hidden within elegant dropped sots); optimizing insulation with standard 2 x 6 framing, California corners, and raised heel trusses; and oTering roof real estate for solar photovoltaic (PV) panels. Together, these account for impressive energy eciency and savings.

Unique Exteriors
ese homes are designed with community in mind, too. Youll notice that there are several diTerent exterior looks available for each oor plan. Representing popular architectural styles, the variety of facades makes these home suitable for virtually any locale. In fact, the exteriors oTer enough variety for a whole neighborhood without cookie-cutter uniformity.

Interior Touches
Inside, standard features are surprisingly luxurious. Art niches, 10-foot ceilings (with those functional dropped sots), and master suites with dual vanities and walk-in closets appear in even the smallest homes. Private living areas are well screened from public spaces. Front and rear porches expand the living space. Open oor plans not only add to the impression of spaciousness, but allow for more ecient heating and cooling.

Custom Advice
Your Energy Saver Plus plan will come with a custom spec sheet tailored to your climate zone. e spec sheet has been developed by a building science professional to help you get optimal results from your Energy Saver Plus home no matter where you are building. is winning combination of energy-saving design, adaptable and stylish exteriors, and high-value interiors makes the Energy Saver Plus collection perfect for todays eco- and cost-conscious homebuyer. If youre serious about achieving maximum energy eciency or even energy independence, take a close look at this special group of plans. Energy Saver Plus Home Plans built according to plan speci cations have shown true and signi cant energy savings to date. However, we oTer no speci c energy-performance or cost-savings guarantee. e actual performance of each home is highly dependent upon factors like location, site orientation, and homeowner usage, and may vary. For veri able energy-savings results, we strongly recommend that you maximize energy-eciency by consulting a Building Science Certi ed Rater prior to construction.

Clay tiles have been used to roof homes in hot climates for centuries; they help keep the area beneath cool and comfortable. An arcade shades the front of the home, preventing the suns rays from overheating the family room and kitchen. Be sure to consider how the home will be oriented to the sun; wider overhangs or shade structures at key points may help reduce solar gain.

How To Order
CHOOSE YOUR PLAN PACKAGE
Once youve chosen your plan, youll need to decide which package to order. This isnt as daunting as it seems. It comes down to two questions: do you plan to modify the design, and how many sets do you need. Follow the simple steps below to determine which package is best for you.

How Many Sets Will You Need?

Owner (one set for notes, one for master le) Builder (generally requires at least three sets: one as a legal document, one for inspections, and at least one to give to subcontractors such as carpenters, electricians, and plumbers) Local building department (often requires two sets) Mortgage lender (usually one set for a conventional loan: three sets for FHA or VA loans) TOTAL NUMBER OF SETS
Do you need more than 8 sets? CAD, Repro, and PDF formats allow you to make at least 10 copies. You can also purchase additional sets a la carte.

Do you plan to make any changes to the design? (80% of people do!)

CAD

A CAD le is a digital copy of your home plan on CD ROM. This format is the easiest to modify, allowing for extensive changes. Includes copyright release for making unlimited copies. A Reproducible Master is one set of house plans printed on Vellum, Sepia, or Mylar. Designers can make changes directly on the master copy. Includes copyright release for making 10 to 12 copies (on average). A PDF is a scanned set of house plans delivered in electronic format via email. Designers can make changes directly on the PDF document. Includes copyright release for making unlimited copies. Can be emailed directly to you and distributed electronically to your builder and sub-contractor, eliminating shipping costs and processing delays. Printed on bond paper, the 8-set package is the most likely format needed to build most new homes. It is illegal to modify or copy a bond set. Printed on bond paper, the 5-set package is the minimum required to build some new homes. It is illegal to modify or copy a bond set. The 1-copy study set is typically used for estimating and lending purposes. Set stamped not for construction. Available on a limited number of plans, the $99 planning set includes " scale versions of exterior elevations and oor plans. Set stamped not for construction. If you buy a blueprint set for the same home within 60 days of your Planning Set purchase, well deduct $99 from your total.
