STRUCTURAL CRITERIA
The following criteria is provided for the
purpose of designing the Tenants struc-
tural drawings. This criteria is provided as
a guideline for Tenants Engineer. It is the
Tenants responsibility to verify existing
conditions and comply with all applicable
codes and standards.
Complete Engineered drawings must be
submitted to the Landlords Tenant Coordi-
nator for review and approval. Landlord will
review the plans for conformance to basic
mall requirements. The Landlord does not
review for design, nor does the Landlord
accept responsibility for the Tenants
adherence to governing codes.
The documents to be submitted for Landlord
approval must include the following:
Complete plans and specifications for
all structural work. Documents must
be signed and sealed by a Licensed
Engineer in the state of Arizona.
General Requirements
1. Tenant shall not load the floor or roof
greater than:
Roof Live Load = 20 psf
Floor Live Load = 100 psf
2. The Tenants storefront must be struc-
turally self-supported. Tenant may not
support the storefront from the bulkhead
or fascia. Support for Tenant storefronts
must be to the roof of floor structure.
3. Any floor holes greater than 4 need to
be reinforced with sub-framing. Tenant
shall retain a Structural Engineering to
design framing and attachments.
4. Fixtures and equipment may not be
attached to or supported from the floor
or roof deck.
5. Structural drawings are required for
all items that require support from the
steel structure or for all roof top equip-
ment weighing 300 lbs or more.
6. Joist reinforcing is required for roof top
equipment as well as steel support for
all roof openings.
7. Upper level Tenants must review base
building structural drawings prior to
installing a security safe, ovens or any
equipment weighing 300 lbs or more.
8. Any added loads/hanger devices shall
be directly attached to the framing
members and not to the steel deck.
Furthermore, any added loads to roof
or floor shall be designed/checked by
a Structural Engineer registered in the
State of Arizona.
Building Shell
The Estrella Falls building shell has been
constructed to Type II-B fully sprinklered
non-combustible construction.
Exterior Walls
Landlord has provided exterior walls of
material as required.
Structural Loading
Tenants Architect shall indicate on Ten-
ants plans (referencing column lines and
the structural supporting members) the
precise location, size and weight of all roof-
top equipment, and wall mounted fixtures.
Alterations, addition or reinforcements to
Landlords structure required to accommo-
date Tenants work shall be:
1. Designed by Tenants Arizona licensed
Structural Engineer.
2. Written approval by the Landlords
Engineer at the Tenants expense.
3. Performed by Tenants contractor.
4. Be at Tenants expense. Tenant is
responsible for proper structural engi-
neering and adequate support for all
loads imposed on Landlords building.
5. Tenant is responsible for all costs
to have their attachments and sus-
pended work inspected by a Special
Structural Inspector.
Roof
There shall be no penetrations of the roof
deck or hanging loads from the roof structure
without prior written approval of the Land-
lord and his engineer. All roof penetrations
and hanging loads required by Tenant and
approved by Landlord shall be engineered
and installed by Tenant contractor. The roof
penetrations by future Tenants must be a
minimum distance of 18 from parapet walls,
curbs, and valleys. Penetrations through
crickets is not otherwise restricted.
All flashing, counter-flashing and roofing
repairs required as a result of Tenants
work performed under this selection shall
be performed by Landlords Roofing Con-
tractor at Tenants expense.

Floor(s)
1. There shall be no penetrations of the
floor without prior written approval
of the Landlord and his Engineer. All
floor penetrations required by Tenant
and approved by Landlord shall be
engineered and installed by Tenant
Contractor.
2. On second floor slabs no floor leveling
material (i.e. ARDEX) shall be applied
without the approval of the Tenant
Coordinator and his engineer.
3. At the slab on grade in any buildings
all slab cuts (plumbing, trenches, elec-
trical conduits, etc.) must be doweled
together with reinforcing prior to slab
pour-back.
4. Floors in wet areas are to be sealed
with water-proof membrane.
ROOFING CRITERIA
There shall be no penetrations of the
roof deck or hanging loads from the roof
structure without prior written approval
of the Landlord and his engineer. All roof
penetrations and hanging loads required
by Tenant and approved by Landlord shall
be engineered and installed by Tenant
contractor. The roof penetrations by future
Tenants must be a minimum distance of
18 from parapet walls, curbs, and valleys.
Penetrations through crickets is not other-
wise restricted.
All flashing, counter-flashing and roofing
repairs required as a result of Tenants
work performed under this selection shall
be performed by Landlords Roofing Con-
tractor at Tenants expense.
All roofing details must be installed per
approved manufacturers details.
1. Roof curbs shall be THYCURB or
equal.
2. All conduit or pipe penetrations must
be no less than 10 from equipment
curb but no more than 14 from equip-
ment curb.
3. Conduit may not run horizontally on
roof surface.
4. No wood sleepers or any kind will be
allowed.
5. Condensation and drain lines may not
be run horizontally on the roof surface.
6. No exhaust or vent shall be within 15
of any roof top supply air vent.
7. When locating restaurant supply and
return air ducts at the roof level, spe-
cial consideration should be given to
the distance between supply air intake
ducts and exhaust ducts. Also, the
direction of discharge from exhaust
vents should be such to prevent odors
from entering other systems.
Roof Access
Access to the roof is restricted to Land-
lords personnel and Landlords des-
ignated contractors only. No Tenant
contractor or subcontractor will be permit-
ted on the roof unless written permission
has been obtained from the Landlord.
Roof Deck/Trusses
No construction materials may be attached
to roof deck or roof trusses for any reason,
unless approved by Landlord. All approved
roof deck/truss attachments must comply
with Structural Technical Criteria contained
in this manual.
OTHER CRITERIA
Rear Service Door
The rear service door will be supplied and
installed by Tenants General Contractor.
If door is existing, Tenant may not relocate
the existing service door without the Tenant
Coordinators written approval. All Interior
Tenant rear service doors must be recessed
to avoid door swing into service corridor
and exit passage way. Non-restaurant Ten-
ants must use a 3-6x7-10 steel door with
steel frame with painted finish and door
hardware. Restaurant Tenants must use a
3-6x7-10 steel door with steel frame with
painted finish and panic door hardware.
To comply with City of Goodyear require-
ments for exit and egress lighting at the
back of house exit from the Tenant space,
Tenant shall be responsible for providing an
exterior building wall mounted light fixture
mounted in line with top of door frame and
right-justified adjacent to door (unless loca-
tion in alternate location is approved by the
Landlord).
Rear service door light fixture shall be an
Invue Architectural Wall Luminaire,
Catalog # ENT70MHMTEBFTWH.

Tenant shall also provide a battery device
to furnish fixtures quartz re-strike lamp
with up to 90 minutes of standby power in
the event of a loss of normal power. Tenant
provided light fixture shall be circuited by
Tenant to the Tenant power distribution
system located within Tenant space.
The Tenant is to provide and install warning
signs for all keyed Tenant doors in compli-
ance with IBC (Section 1008.1.3) and City
of Goodyear requirements.
Exterior Walls
Where Tenants lease space is adjacent
to an exterior wall. Tenant shall install
5/8 Type X drywall, continuous from
floor slab to the underside of the structure
above on Tenants side of demising walls.
R-19 Level 1 Exterior wall insulation must
be provided and installed by Tenant.
Drywall On Corridors
Where a Tenant lease space is adjacent
to an interior corridor. Tenant shall provide
and install 5/8 Type X drywall continu-
ous from floor slab to the underside of
the structure above on Tenants side of
corridor wall. Corridor walls do not have to
be fire rated.
Note: if a Tenant is adjacent to an elevator
shaft or Electrical SES room both faces of
this partition will have a 1 hour fire rating,
both sides of the partition will be finished by
Landlord

ELECTRICAL CRITERIA
General Design
1. This document establishes the criteria
that the Tenant must follow in the
design of this system.
2. The documents to be submitted for
the Landlords approval include the
following:
All design and construction
requirements indicated by Tenant
shall comply with this design
criteria manual and all enforced
codes, standards, regulations,
etc.. The Tenant is responsible
for determining all applicable
and enforced codes, etc. with the
Authority Having Jurisdiction.
Complete plans and specifica-
tions for all electrical work,
including lighting, power and
one-line riser diagrams. Docu-
ments shall be sealed and signed
by a licensed Arizona professional
electrical engineer.
All calculations shall be in
accordance with the International
Electrical Code (except where
modified by local ordinance) and
in accordance with good engi-
neering practice. Calculations
shall include all branch circuits
and feeder (service) tabula-
tions. All calculations are to be
expressed in watts or kilowatts.
Completed copy of Electrical
Checklist. To be submitted at
time drawings/design is submitted
for Landlord review/approval.
Completed copy of Mechanical/
Electrical Schedule. To be sub-
mitted at time drawings/design
is submitted for Landlord review/
approval.
Work Responsibilities/ Power Source
Landlord has provided facilities for the
delivery of 480Y/277 volt, 3-phase power
to the central distribution points within the
Landlords main and distribution electrical
rooms at each building.
Main Switch & Conduits
For food court and in-line Tenants, the
Landlord has provided a main electrical
Tenant distribution panelboard for Ten-
ants use at an electrical room within the
building. Restaurants are served from
main switchgear unless noted otherwise.
Landlord will supply conduit from the
applicable Landlord distribution equipment
to within the Tenants space. The conduit
to the Tenant space has been sized per
a 480Y/277 volt, 3-phase, 4-wire service.
The raceway from the Tenant distribution
panelboard to the Tenant space shall be
a 2 raceway unless noted otherwise. In
addition, Landlord has also provided a 3/4
telephone service conduit to within the
Tenant space. Tenant must verify the size
and location of the previously mentioned
distribution equipment, conduits and elec-
trical room. Any modification of the existing
conduit(s), circuit breakers, will be done
at Tenants expense. All work in Landlord
electrical rooms and at the Tenant distribu-
tion panelboards shall be performed by the
Landlords approved Electrical Contrac-
tor, at the Tenants Expense. Each Retail
Tenant (10,000 sf or larger), Food Court
Tenant, or Restaurant Tenant is required
to install a demand meter location within
the Landlord electrical room, that serves
the (applicable) Tenant. Coordinate loca-
tion and all installation requirements with
Landlord.
Maximum Loads
Loads in general shall be governed by the
local Energy Codes, and per City , State,
IBC/IEC and National Electrical codes.
HVAC units for Restaurant spaces shall be
supplied and installed by Tenant, served
from Tenant power distribution system.
For other than Restaurant Tenants, Tenants
will be made available a maximum of 20
watts/sf, including all lighting, power and air
conditioning or heating power. Restaurant
Tenants will be provided with 60 watts/sf,
including all lighting, power and air condi-
tioning and heating power. Where additional
service is desired, and power is available
from the landlord via the utility or the Tenant
distribution panelboard. Landlord shall pro-
vide such service upgrades at cost (includ-
ing engineering and related overhead
expenses) to be reimbursed by the Tenant.
System Design
Tenants electrical system shall be
designed in accordance with Landlords
design and construction criteria as con-
tained herein. The latest adopted local
and national codes of all local authorities

having jurisdiction apply and shall be
adhered to at all times.
Wire & Disconnect Sizing
All feeder wires from utility service entrance
equipment or the Tenant distribution
panelboard shall be sized to meet the
calculated demand load requirements of
the Tenant space and minimum overcur-
rent protection rating of the circuit breaker
installed by Tenant within the utility service
entrance equipment or Tenant distribution
panel. Current limiting circuit breakers are
not permitted. The circuit breaker shall be
purchased and installed by a Landlords
approved Electrical Coordinator at the Ten-
ants expense. The circuit breaker may not
exceed the maximum allowed rating of the
circuit breaker device for applicable Tenant
distribution panelboard or utility service
entrance equipment.
Tenant shall provide all feeder wiring, sized
as required to accommodate any voltage
drop mitigation, to wireway above Tenant
distribution panelboard with enough cable
slack for Landlords approved Electrical
Contractor to complete feeder termination
at panelboard. The Tenant shall provide
main disconnect switch in the Tenant
space prior to the distribution to Tenant
loads. This can be in the form of a discon-
nect or a main circuit breaker within the
main Tenant panel. Tenant General Con-
tractor is to contract with Village approved
electrician to supply and install circuit
breaker and complete feeder termination at
Village panel board.
Due to the high available interrupting cur-
rents (AIC) present at the Landlords I-Line
(type) Tenant distribution panelboards, the
Tenant has two options to consider when
designing the AIC ratings of their Tenant
power distribution equipment. The Tenant
can choose to:
1. Have the landlord provide at the Ten-
ants expense a circuit breaker in the
Tenant distribution panelboard that
has an AIC rating that will withstand
the available short circuit current. Or,
2. Provide an overcurrent protection
device at the Tenant main disconnect-
ing means that is U.L. listed and NEC
approved for series rating with the
upstream circuit breaker provided in
the Landlords Square D I-Line Tenant
distribution panelboard. All circuit
breakers in the Tenant distribution
panelboards are Square D Type EG,
FG, KH, LH, EJ, FC, FJ, KC, LC, or LX
(or equal by G.E.) as applicable per
the required Tenant circuit breaker size
and available short circuit current at
each Tenant distribution panelboard.
Tenant may use a Square D type EDB
or EGB circuit breaker to achieve a
series rating. Consult with the
shopping center Electrical Engineer,
Square D, or G.E. as appropriate.
The Tenant shall indicate on power one-line
diagram or in the electrical specifications of
intent to use which option listed above.
Alarm Systems
Tenant shall install any internal commu-
nications, music, security or fire alarm
detection systems which may be required
by Tenant, governmental agencies, and
code requirements. Each Tenant, via their
own separate Tenant Improvement Interior
Finish Out permit package by their own
architect, will be required to supply their
own fire extinguishers in their own Tenant
lease spaces. Tenant shall install neces-
sary access/egress, fire alarm stations,
warning devices, exit lighting and signage
as required.
Tenant HVAC Equipment
Tenant shall provide and install branch
circuitry from Tenant panelboard to Tenant
HVAC unit (restaurant Tenant), and electri-
cal heating equipment.
Lighting Systems
(See Lighting Requirements outlined in
Section III Architectural Design Criteria.)
TENANT CONSTRUCTION REQUIREMENTS:
Materials
Materials, products and equipment includ-
ing all components thereof, shall be new;
shall appear on the Underwriters Labo-
ratories list of approved items; shall be
sized and configured in conformity with
the requirements of the National Electri-
cal Code and other applicable codes; and
shall be compatible with the general archi-
tectural design. Tenant equipment installed
where exposed to the exterior elements or
required by codes shall be rated accord-
ingly to withstand the ambient tempera-
tures expected for this project location.
Conduit
Conduit shall be galvanized steel, rigid
heavy wall or electrical metallic tubing.

Conductors/Wiring
Minimum wire size shall be #12AWG,
excluding control wiring. All wiring shall be
installed in conduit with all proper termina-
tions provided. No BX, Romex MC or any
other armored or metal clad wiring material
is permitted. All main and branch circuitry
wiring in locations requiring insulation
above 60 degrees Celsius shall be THW or
THWM of high insulation, shall be copper
and provided with color coded insulation
per code.
Communications, signal and control wiring
shall be sized in accordance with equip-
ment manufactures recommendations.
Panelboards
Lighting and power branch panelboards
shall be the 3-phase, 4-wire circuit breaker
type, solid neutral.
Circuit breakers shall be thermal mag-
netic type and molded case with all two
and three pole breakers of the common
pull type. Distribution panelboards, when
necessary, shall be of the convertible type
utilizing automatic circuit breakers.
Cabinets shall be constructed of code
gauge sheet steel door and trim. All
panelboards shall have panel front with
a hinged, locking door-in-door enclosure
single piece assembly. Panelboard bussing
shall be cooper tin-plated aluminum. All
panelboards shall be provided with 20%
spare capacity. All panelboards shall be
located within the Tenant Space (including
Kiosks) unless permitted otherwise by the
Landlord.
Transformers
All transformers shall be dry type with low
sound level Class H.
Devices
All devices used within the Tenant space
shall be specification grade at a minimum.
Floor Boxes
Floor boxes shall be water-tight with cast
threaded conduit hubs. All core drilling
and saw-cutting shall be done only with
prior written approval from Landlord or the
Landlords Structural Engineer.
Grounding
Tenants electrical system shall be
grounded to the shopping centers cold
water pipe located in the premises and
to building steel when available. Bonding
shall be provided where code required.
Telephone Service
Tenant provide and install their complete
telephone system. Tenant shall make appli-
cation to the serving telephone company
for service and shall comply with their
requirements.
Security System
If so required or desired, Tenant shall pro-
vide security equipment complete with all
conduits, outlet boxes, wiring, devices and
equipment power as desired. No interface
with a Landlord security or access control
system (when available) shall be permitted.
Fire Alarm & Detection System
As required per authorities having jurisdic-
tion, Tenant shall provide a fire alarm and
detection system within Tenant space as
an extension of the Landlords building-
wide addressable fire alarm system. At a
minimum for Restaurant Tenants, Tenants
shall connect their hood fire protection
system to the landlord fire alarm system for
supervisory monitoring purposes. Landlord
has provided indication and annunciation
circuitry at the service corridor side of each
Tenant space with conduit stubbed into
Tenant space for expansion.
The Tenant shall provide their own fire
alarm and detection system, the system
shall be compatible to and capable of fully
integrating with the Landlords fire alarm
system. Each zone or addressable point
shall annunciate back to the Landlords
addressable fire alarm systems on an
addressable point basis. Tenant shall be
responsible at all times for coordinating
with Landlords existing fire alarm system
via the systems vendor. Tenant shall be
responsible for the cost to tie their fire
alarm system into Landlords fire alarm
system. All connections must be per-
formed by a Landlord approved Contractor.
All Tenant fire alarm design is subject to
Landlord review prior to installation.
Miscellaneous Equipment
All equipment not described herein such
as (but not limited to) clocks, signage, or
music systems shall be provided by Tenant.
Tenant must furnish and install a main elec-
trical disconnect inside Tenants space.

LANDLORD REVIEW OF TENANT ELECTRICAL
PERMIT DESIGN DOCUMENTS:
Intent
To expedite the plan review process, and to
assure that there is coordination between
the original intent of the shell building
design and the Tenants design, the City of
Goodyear building department is requir-
ing that all Tenant drawing are reviewed
and approved by the Electrical Engineer of
record for this center. This electrical review
will be limited to power service entrance
and Landlord system(s) interface, and must
take place before a final building permit will
be issued by the City of Goodyear building
department.
Submission Requirements
Full electrical permit drawings and
Division 16 specifications stamped
and signed by a licensed professional
electrical engineer in the State of
Arizona. Included shall be all power,
lighting, fire alarm, and miscellaneous
low voltage systems.
Energy compliance forms, including
those for interior and exterior lighting.
Load Summaries and Panel schedules
Fault Current calculations and equip-
ment ratings.

General Design
Landlord shall provide individual, central sta-
tion, factory fabricated, packaged air cooled
A/C units, complete with filters, exhaust/
relief fans, variable frequency drives and
controls for VAV cooling only operation, VAV
terminal units, 100% outside air enthalpy
controlled economizer cycles, discharge
air T-stat, factory roof curbs, and medium
pressure supply and low pressure return air
sheet metal ductwork for cold air distribution
to the Tenants. VAV boxes (complete with
damper, motorized damper operator, and
T-stat), duct taps and dampers, and all
downstream ductwork and diffusers shall
be furnished and installed by the Tenant.
Temperature control of the Tenant spaces is
accomplished through a building automation
system utilizing direct digital control (DDC).
The Tenant is responsible for providing at
least one variable air volume damper type
unit, which will modulate return air flow
(into the main building return air duct), and
will track the total supply air flow rate to
their space. Electrical heating shall be the
responsibility of the Tenant. The Tenant (or its
general contractor) is responsible for hiring,
managing and compensating the Landlords
designated vendor to complete the Tenants
connection to, and installation of, the building
energy management / control system. See
Project Information page of this document for
contact information.

HVAC System Descriptions
The AC units have been sized to provide
a maximum 250 square feet/ton of cool-
ing capacity. Supply air shall be delivered
at a maximum temperature of fifty-five
(55) degrees Fahrenheit at peak cooling
conditions. The Tenant is responsible for
providing all duct work from the Landlord
provided inlet and outlet duct connections,
including diffusers and grilles.
The Tenant shall provide all VAV terminal
units and electric heating equipment.
Note: The ceiling space(s) shall not be used
as a return air plenum(s). Provide return air
ductwork.
The building direct digital control (DDC)
system junction box has been provided in
each Tenant space. The Tenant is responsible
to provide a temperature sensor, purchased
from the Landlords designated vendor for
each VAV terminal unit, and connect it to
the DDC system junction box. The Tenant
is required to use the Landlords desig-
nated vendor to complete/install the DDC
controls and all Tenant controls are to be
secondary to the Landlords system. The cen-
tral EMS shall be programmed for occupied
/ unoccupied system operation, controlling
the Tenants thermostat setpoints. Any after-
hour system operation shall be monitored
and billed.
A building wide toilet exhaust duct work
system has been provided for the retail
Tenant areas, with an extension into each
Tenant space. This exhaust system shall be
capable of exhausting 0.05 CFM per square
foot of GLA. If the Tenant is installing a toilet
room, the Tenant is responsible for provid-
ing duct work connecting to the building
toilet exhaust system. The Landlord will
provide a house fan for the toilet exhaust
system.
Tenants HVAC and toilet exhaust ductwork
shall be fabricated from galvanized sheet
metal in accordance with ASHRAE and
SMACNA Standards. Ductwork between
the Landlords supply air trunk duct and the
VAV boxes shall be fabricated in accordance
with the requirements for 4 W.G., ductwork
downstream of the VAV boxes shall be fab-
ricated in accordance with the requirements
for 2 W.G.. Maximum allowable pressure
drop through the Tenants ductwork and
equipment, downstream of the VAV box,
shall not exceed 0.25 water column. Supply
ductwork shall be externally insulated with
1 1/2 thick glass fiber insulation with a foil
vapor barrier jacket or internally lined with
1 1/2 acoustical duct liner conforming to
the International Energy Conservation Code
requirement that ductwork insulation inside

buildings shall have a minimum R value of
5, if used for thermal purposes. Fiberglass
ductwork will not be allowed.
Vapor removal ductwork shall be fabricated
from stainless steel or black steel in accor-
dance with local codes.
All odor and moisture producing areas
must be exhausted by special exhaust
systems to atmosphere. This includes, as
a minimum, kitchens, beauty parlors and
alteration rooms. Special exhaust systems
shall be designed to prevent odor and/or
moisture from traveling beyond the Ten-
ants leased space. Outdoor make-up air
shall be provided by the Tenant, coordinate
with the Landlord for location of outdoor air
penetration. Exhaust air quantities shall be
no less that required by code. Restaurant
Tenants shall provide supply and exhaust
fan make-up air systems for all kitchen
hoods. The locations of these units shall
be coordinated with Landlord. The Tenant
is responsible for structural design, curbs
and installation of these units.
Special cooling and heating systems, such
as required for refrigeration display cases
and walk-in coolers, and for alteration room
steam pressing and blocking equipment,
shall be provided by the Tenant. Location
and type of equipment serving special
cooling and heating equipment shall be
approved by the Landlord.
Air conditioning of Tenant spaces is
predicated upon their doors being closed
in order to keep conditioned air in the
space. However, should a Tenant elect to
keep their doors open then it will be the
sole responsibility of the Tenant to supply
additional air conditioning to their space in
order to make up for any loss of air condi-
tioning caused by their doors being open.
The storefront glass U Value range should
be a maximum of 0.26 - 0.28 for summer
daytime with a maximum shading coef-
ficient of 0.44 - 0.47 (while maintaining a
minimum visible light transmittance of 70%).
System Design
Tenants mechanical system shall be
designed in accordance with landlords
design and construction criteria as con-
tained herein. The latest adopted local
and national codes of all local authorities
having jurisdiction apply and shall be
adhered to at all times.
The Tenant shall maintain access to all
Landlord and Tenant components requiring
periodic inspection and/or service that are
located within the space or require access
through the space. Demonstrate access to
all concealed components for the Landlords
field representative prior to occupancy.
Submission Requirements
Full mechanical permit drawings and
specifications stamped and signed by
a licensed Professional Mechanical
Engineer in the state of Arizona.

General Design
The Tenant shall provide a complete
plumbing system including a privacy toilet
room for the Tenant space. The building
system has provided a sanitary waste
pipe, plumbing vent pipe and potable
cold water pipe, with extensions into each
Tenant space. Plumbing materials, design
and installation shall comply with all Local,
State, and National Codes.

Plumbing System Descriptions
The building has been provided with a
domestic cold water, sanitary waste and
plumbing vent pipe near each Tenant
space. The Tenant is responsible to pro-
vide all fixtures, fittings, trim and piping
for any plumbing systems required. All
water piping shall be insulated. A 6
sanitary sewer is provided near the rear
of the building, and a 4 sanitary sewer
near the front of the building. Tenants are
responsible for all sanitary piping from their
plumbing fixtures, and the connections to
the main sewers.
A main domestic water pipe is routed over-
head near the rear of the building. 1 capped
valved branch pipes are provided in each
building bay for retail Tenants. 2 capped
valved branch pipes are provided for identi-
fied in-line and Food Court restaurants.
If required for individual Tenant needs, addi-
tional (or larger) taps can be made into the
main pipe as approved by the Landlord.
Other than Food Court Tenants, a dedi-
cated area has been identified for restau-
rant Tenant grease interceptors. Tenants
shall provide required grease drain piping
and related interceptor, all in accordance
with authoritative agencies
No gas line will be provided to in-line
Tenants. Gas service will be available for
Restaurant Tenants. Gas meter purchase
and connection to the gas supply system
is the responsibility if the Tenant.
Domestic hot water shall be created within
each Tenant space through electric water
heaters. These units may be tank or tank-
less models.
Floor drains shall be provided for each toilet
room. Each floor drain p-trap shall be primed.
The building system has provided floor
cleanouts for the piping mains. If any work
provided by the Tenant requires additional
cleanouts, they are the responsibility of the
Tenant. All locations shall be approved by
the Landlord.
Food service, hair salons or other Tenants
with equipment or operations that have
the possibility of backflow will be required
to install an approved backflow preventer.
These must be certified and acceptable
to the water district and checked yearly or
as required by the local authority having
jurisdiction.
Tenants on the upper level must coordinate
with lower level Tenants and the Landlord
for floor penetrations and any plumbing
under the upper level Tenants floor/deck.
Tenant will be responsible for all cost asso-
ciated with this work.
Hair salon and pet shops shall provide hair
and solids interceptors on all sinks and
basins which may receive human or animal
hair. After installation, these hair intercep-
tors shall be properly maintained so as
to keep the sanitary system free from any
adverse conditions.
Foodcourt Tenants that have grease pro-
ducing wastes shall connect to the core
shell grease interceptor.
Restaurant Tenants with natural gas burn-
ing equipment shall provide a gas piping
system from the Tenant space to a gas
meter. Gas meter purchase and con-
nection to the gas supply system is the
responsibility of the Tenant. Gas is avail-
able at 2psi and any pressure regulators
and piping required for connection to the
Tenant equipment is the responsibility of
the Tenant. Coordinate with the Landlord
for regulator vent routing.
Note - Gas will only be provided to Restaurant
Tenants. If Retail Tenants require service, it
is their responsibility to tap into the provided
line at their own expense.

For all structures and Tenant spaces, One
(1) Drinking fountain is required for each
25 occupants (employees and customers)
of such structures and Tenant spaces. Sep-
arate facilities shall not be required in such
structures and Tenant spaces with a total
occupant load, including both employees
and customers, of 25 or less.
The Tenant shall maintain access to all
Landlord and Tenant components requir-
ing periodic inspection and/or service that
are located within the space or require
access through the space. Demonstrate
access to all concealed components for
the Landlords field representative prior to
occupancy.
Handicap Accessibility Requirements
All Tenant toilet rooms are to be sized
and equipped for the handicapped per
code and civil rights law requirements. All
restaurants with assembly occupancies
should check with local Health Department
for requirements. All accessible doors not
having panic hardware shall receive lever
type hardware per ADAAG requirements.
Plumbing Materials
Sanitary sewer and vent piping shall be of
cast iron pipe and fittings with heavy duty
couplings for underground piping and
standard-duty no-hub joints above grade.
Domestic water piping shall be of Type L
copper with wrought copper fittings. Tenant
shall install air chambers or shock absorb-
ers in the domestic water systems. Provide
a shut off valve in the water supply piping
to each fixture.
All fixtures shall be of a good standard
quality fixture as manufactured by Ameri-
can Standard, Kohler, Eljer or a Landlord
approved equal. Retail Tenants shall utilize
tank type water closets using 1.1 gallons
per flush or less.
Note: Plumbing fixtures and fittings shall be of
low flow and water saving design.
Restaurant and high water use Tenants
shall furnish and install a water meter of the
size and type approved by the Landlord.
Meter shall be located as directed by the
Landlord and shall be installed at not more
than 5-0 above the finished floor.
Tenant shall furnish and install a single main
water shut off valve in all restrooms at eye
level behind a painted, labeled access panel.
