DEED OF CONDITIONAL SALE

KNOW ALL MEN BY THESE PRESENTS: VICTORINO CASTANEDA of legal age with address at Brgy. San Ramon, Manaoag, Pangasinan and REDENTOR CASTANEDA of legal age with address at Brgy. San Ramon, Manaoag, Pangasinan hereinafter referred to as VENDORS; and

EMER GARCIA DOLOR, single, of legal age with Filipino citizen and residents of Brgy. San Ramon, Manaoag, Pangasinan hereinafter referred to as VENDEES;

WITNESSETH:

That VICTORINO CASTANEDA and REDENTOR CASTANEDA are the absolute owners of land located at Brgy, (Baritao) now San Ramon, Manaoag, Pangasinan particularly described as follows:

Transfer Certificate Title No. 243955

A parcel of land (Lot 4 of the consolidation-subdivision plans pcs01-002576) being a portion of lots 214, 215, 216, 217, 218; situated in Brgy. Baritao, Municipality of Manaoag, Province of Pangasinan, Island of Luzon. Bounded on the NW & NE along line 4-5 by Manuel Garcia; along line 5-6-7 by lot 3 of the consolidation subdivision plan; along 7-8-9-10-11 by lot 5 of the consolidation subdivision plan; along 11-12-13-14 by Lot 263, PSd-32535; along line 2-3-4 by lot 213 PSd-32535. xxx containing a total area of SIXTY ONE THOUSAND FOUR HUNDRED FORTY (61,440) square meter, more or less TD No. 00102; ass. at P99,200.00 as per the records of Manaoag, Pangasinan. That for and in consideration of the sum of SEVENTY FIVE THOUSAND PESOS (P75,000.00) cash advance and the remaining balance of SEVENTY FIVE THOUSAND (P75,000.00) to be paid on January 2014 receipt of which is hereby acknowledged by the VENDORS and the to its complete satisfaction, the VENDORS hereby SELL, TRANSFER, and CONVEY by way of absolute sale FOUR HUNDRED (400) sq.m. unto the said Vendees, his successors and assigns the above described property. The parties have expressly agreed that the capital gains tax, documentary stamps tax, transfer tax, registration fee and any related expenses for the transfer of ownership of said properties shall be for the account of the Vendees.

VENDORS warrants that the said property is free from all liens and encumbrances of any nature whatsoever and represents that it has a perfect right to sell the same and that it will defend the sale thereto against lawful claims of all persons whosoever.
