WINDOW ANALYSIS OR SCHEDULE WINDOW ANALYSIS
The Window Analysis or Schedule Window Analysis is a critical path method (CPM) used by schedule delay experts of analyzing construction schedule delays that has its origins decades ago (The first article the author recalls reading was in the Public Contract Law Journal in the late 1970s or early 1980s). The basic concept underlying this method of delay analysis is a comparison of planned versus actual critical path performance during a period, or window, of project time or construction time. The window of time to be analyzed can be any period of time and does not have to coincide with monthly project or job site construction progress reporting.

WINDOW ANALYSIS STEPS After the available hard-copy and electronic schedules have been collected and reviewed, the first step in a window analysis is to identify the as-planned critical path activities within each period of performance. The critical path activities during the first window can be identified in the original as-planned schedule and used as

the basis for the analysis of the window. The planned dates (early/late) for these activities are then compared to the corresponding as-built information, along with the as-planned dates for the activities in the subsequent schedule update. The combination of actual dates and the planned dates in the subsequent update should reveal the start variances and duration variances for each activity, and, perhaps more importantly, should allow the analyst to identify the activity start and duration variances that caused the slippage in the completion date. The second step in the window analysis is to determine responsibility for each delay through an analysis of project records, such as the contract and associated documents, shop drawing submittals, correspondence, daily reports, testimony, etc. This delay-related information can then be organized by each affected activity and time period to establish the necessary causal connections and responsible parties. CONCURRENCY IN WINDOW ANALYSIS All of the permutations and complexities of a window analysis or any type of construction schedule delay analysis are too voluminous to describe here. Suffice it to say that the analysis of concurrent delay in a window analysis can be quite challenging, and should only be undertaken by an experienced expert .
