This Rental Agreement (Agreement) between Owner and Tenant is dated ____________, 20__. 1. Rent. In consideration for exclusive use of the Premises during the Rental Term, Tenant shall pay rent to Owner in the sum of $_______ as follows: __________ concurrent with Tenants execution of this Rental Agreement and ________ no less than 60 days prior to commencement of the Rental Term. All rent paid by pursuant to this paragraph shall be non-refundable regardless of whether Tenant actually occupies the Premises for all or part of the Rental Term; provided, however, that Owner shall use his best efforts to rent the Premises to another party(ies) should Tenant be unable to occupy the Premises for all or part of the Rental Term. In the event Owner is able to relet the Premises to a third party(ies) for all of part of the Rental Term, Owner shall remit to Tenant all rent received from such third party (not to exceed the amount of rent paid by Tenant to Owner). 2. Security Deposit; Cleaning Fee. Not less than 60 days prior to commencement of the Rental Term Tenant shall pay to Owner a $300.00 refundable security deposit and a $130.00 non-refundable cleaning fee. Owner may apply all or part of Tenants security deposit to any of the following: damage or loss of any kind with respect to the Premises and its contents, normal wear and tear excluded; excessive utility usage; cleaning charges beyond the foregoing cleaning fee; and/or any fines, charges, or assessments of any kind arising from Tenants use of the Premises or under this Agreement. Notwithstanding the foregoing, Owner shall fully refund Tenants security deposit and/or cleaning fee in the event Tenant does not occupy the Premises for any part of the Rental Term. 3. Association Rules and Regulations. Tenant acknowledges receipt from Owner of the Rules and Regulations of the Sandpiper Owners Association (the Rules), which are incorporated herein by reference. Tenant agrees to abide by and comply with the Rules throughout Tenants occupancy of the Premises. 4. Occupancy Restrictions. No more than six persons shall occupy the Premises at any one time, non-overnight guests excluded. Tenant shall use the Premises strictly as a short-term residential rental and shall not conduct any business activity or engage in any activity constituting a public nuisance on the Premises. Tenant shall not allow the presence of any pet on the Premises at any time. No smoking is allowed anywhere on the Premises at any time. 5. Check-In/Check-Out. Check-in time is 3:00 p.m. on the first day of the Rental Term. Check-out time is 11:00 a.m. on the last day of the Rental Term. Tenant shall pay additional rent in the amount of $50.00 per hour for each hour that Tenant occupies the Premises after 11:00 a.m. on the last day of the Rental Period unless Owner extends check-out time in writing. 6. OWNER: Payments. All payments made under this Rental Agreement shall be paid in U.S. Dollars. TENANT:
