What are the large round white domes above Palos Verdes Drive East, just up from Palos Verdes Drive South? The two large round white buildings visible from Palos Verdes Drive East at the top of the hill house a radar facility that is still operational. It is run by the Federal Aviation Administration which continues to use the facility for long-range radar. The Los Angeles Air Route Traffic Control Center uses the facility to control air traffic into and out of Los Angeles. The FAA took over the facility from the U.S. Air Force in 1960. Homes Association. Why are the streets blocked off between the Valmonte area of Palos Verdes Estates and the Hollywood Riviera area of Torrance? The Palos Verdes Peninsula population grew rapidly after World War II. In 1946, construction began on several housing tracts in Hollywood Riviera. The

best route for construction trucks at the time was up Hawthorne Boulevard, which at that time did not go all the way up the hill to the top of the Peninsula, but instead veered to the right at Via Valmonte (which at the time was Hawthorne Avenue) and ended at the Palos Verdes Country Club. The residents of the Valmonte area of Palos Verdes Estates were so irritated and inconvenienced by the large amount of traffic of dump trucks, bull dozers, etc. traveling to the Hollywood Riviera housing tracts that they prevailed upon the City Council of Palos Verdes Estates in 1948 to construct barriers in the middle of Via Alameda, Via Pasqual, and Via Colusa just inside the PVE city limits, and theyve been there ever since. How did the beach, which is the last beach before the start of the Palos Verdes Peninsula in Torrance, get its name Rat Beach? There are three stories about this. One says the name comes from an acronym for the beach Right After Torrance. Another says that it stands for Redondo and Torrance beach. The most recent that I have heard is that it started as Rat Sh_t Beach, coined by a local surfer in the early 60s because, at that time there was little sand at that end of the beach. They didnt dredge and add sand until 1968-69. There was also a seasonal creek which attracted a lot of rats, which of course left a lot of rat poop , thus the name.

Dean Thomas, founder of eRealEstateCorp.com, is a lifelong South Bay native. Born in Inglewood and raised in Redondo Beach, he was 15 when he started working for his fathers company, Home Realty. When he was a senior in high school, his father made him go to real estate school, a decision he has never regretted. I sold a few houses before I graduated, admits Thomas. Interest rates were much higher back then (16-21%), and market conditions were, he says, arguably worse. Thats a difficult market, he remembers. That was 1981 through 1984. Rates were 18, 19, and 20%. So if you do a calculation on any house in these neighborhoods, triple it, and imagine what your payment would be. When rates were at 16-20%, we had to be creative to find ways for buyers to purchase property. You could have the owners carry the financing, for instance. In 1996, after 15 years at RE/MAX and Home Realty, his fathers company, Thomas started a company called Bayside Properties. It quickly grew to have over 50 agents. Personal computers and the Internet were nowhere near as prolific as they are now, but technology was rapidly changing and Thomas took note. I was intrigued by the Internet, he admits. In 2006, I went to a seminar that was about bridging technology and real estate. I ended up buying about 300 domain names after that seminar. Thomas founded eRealEstateCorp.com with the goal of making it a national franchise specializing in online portals through which clients find him and his agents organically. eRealEstateCorp. com services not only the average, everyday buyer, but helps connect veterans to real estate services and even provides a full-service gateway for commercial property-seekers as well. Thomass area of expertise is the entire South Bay including Lawndale, Torrance, Hawthorne, and Everything south of the 105 and west of the 110. According to Thomas, in most South Bay areas, homes are consistently selling for much more than the listing prices and sellers are getting multiple offers. A lot of people who thought they were underwater on their property are no longer underwater, Thomas explains about the changing local market, as prices have gone up about 12% in these areas since about one year ago.

The intersection of Manhattan Avenue and Manhattan Beach Boulevard has been the focal point of activity in Manhattan Beach since the citys inception. In the 1930s, the area became more developed and provided ample parking on both sides of the street, allowing shoppers easy access to the many new shops. Since that time, there have obviously been many changes in this area over the years. Almost all of charming mom and pop shops that used to dot these streets are long gone, but memories of those times remain for many long-time residents. For a long time, the cornerstone of this area was the La Mar Theater, which opened in 1938 and was located in the 200 block on the south side of Manhattan Beach Boulevard. The large structure reportedly represented one of the more outstanding art deco structures in all of California. At a cost of $65,000, the interior of the theater featured modernistic sea motifs, blue ceilings, and mirrored walls. The theater boasted a state-of-the-art design for that time period and was part of the popular Pacific Theater chain. From the first day of operation, it was considered a place one could go to escape from the harsh realities of the Great Depression. From the onset of World War II, the theater was a place of inspiration, showing war movies with praise for the American soldier to appreciative audiences. Theater patrons could also buy U.S. War Bonds at the theater, and afternoons could be spent meeting friends to watch cowboy movies and cartoons. Former La Mar employees have fond memories of the long ago. I used to work there from 1977 to 1978, said Devon McPherson Ferry. We used to take turns going in to watch the movies. And I went to that theater my entire childhood and teenage years I used to walk there from my house in the summers to see the kiddie movies they showed in the mornings. In 1977, the La Mar underwent a revamping and became partitioned so it could be a multi-screen theater and offered three movies instead of just one in order to compete with the newer, popular multi-screen theaters in the area. Times changed, however, and even bigger theaters were built with the latest in sound technology, a lot more seating, and, eventually, more amenities to be included in the audiences theater experience. The competition from these theaters, along with rising film costs, forced the La Mar to close its doors permanently. Demolition of the landmark building took place in July of 1981 to make room for an office building and several retail stores. (Ironically, the new office complex sat dormant for 10 years reportedly due to a building glitch.) Today, as you drive west on Manhattan Beach Boulevard down toward the Manhattan Pier, there are numerous downtown shops and eateries to chose from. This bustling area is still the focal point of activity for Manhattan Beach. The only thing missing is the charm of the old La Mar Theater.

Brandon Perhacs knew from a young age that being a designer was in his blood. Coming from a creative family, (both of his parents were artists), Perhacs remembers being surrounded by different types of materials his entire childhood. Working in his parents bronze foundry and machine shop, Perhacs began studying environmental design in college and found a passion for organic forms and systems of nature. Ive always wanted to showcase materials as true to form as possible and really honor their qualities, Perhacs said. I want to make people turn their heads and think about something in a different way, even if it is only for a minute. It is all about creating an emotional response for people. Those beliefs have been brought to life through Perhacs Studio. More specifically, its Abstraction LED Pendant Light. As a contemporary, yet whimsical piece, each modular lamp is made outside of Seattle and has eight flat pieces that come in red, white or black.

I envisioned the lamp to be a modular branch like I found near Joshua Tree, Perhacs said. A lot of people dont really understand what the design is right away. However, after a little while, they begin to look at the lamp in a different way. Perhacs first began making the lamps out of recycled cardboard, but now uses colored acrylic. While those original designs are still available and cost only $180, the updated acrylic version costs $1,200. Hes even contemplated using recycled aluminum to cut the cost of each lamp and make it more eco-friendly. Finding the most interest in his pieces along the West and East Coast, Perhacs says people in Chicago and St. Louis have also become excited about his designs. Outside of the United States, Perhacs simplistic, modern style has found footing throughout Europe and into Singapore and Japan. Smart home keeps three generations wired
BY PAMELA CORANTE-HANSEN PHOTOGRAPHY BY PAUL JONASON From her perch on the balcony above a quiet walk street in Manhattan Beach, Ruthann Jagd can sip her morning coffee, check the latest news on her iPad, and catch a glimpse of the strapping young surfers who head down to the beach to catch some waves. She can also check her iPhone to make sure her 26-year-old granddaughter remembered to close the garage door.

At 81, Ruthann shares a tekkies dream of a beach-modern house with daughter Kim and granddaughter Nikki. And on a reporters recent visit shortly after the three women moved into their new home, its Ruthann who seems to have the best handle on the houses smart system. I knew I wanted the technology before I built the house, says Kim, a former UCLA womens volleyball assistant coach. But I wanted to be sure it was something my mother would be able to handle. Kim also wanted a home with two master bedrooms, since Ruthann, a widow, was living with her. The pair searched all over the beach cities but couldnt find a house that met their specifications, so they decided to have one built. Their proposal was unique, says Jon Starr of Starr Design Group in Hermosa Beach, who designed the three-level, 3900-square-foot house. Typically Im working with a family or someone whos single, so Im designing a house with one master bedroom and a couple of kids rooms. In this case, it was a mother and daughter who each wanted a master suite. In a way, it was like having two different clients, each with their own personalities and needs. Starr designed Ruthanns room with a larger master bath so that she would have room to maneuver. And since stairs are difficult for her, the home was designed with an elevator that Ruthann uses to get from floor to floor.

Moms biggest fear is falling, says Kim. So as part of the smart lighting system, a path of lights along the floor illuminates the way from the elevator to her bedroom if shes up late watching TV when its dark in the house. Just about everything from lights to television sets to window shades can be operated from an iPad or iPhone, from another room, or even another city. My sister lives in Colorado, Kim explains, and while Im there, I can use my iPhone to check the video cameras at my house and make sure everything is okay. Kim describes how a smart system setting on her iPhone will let her know if the garage door is open. With just a tap on the iPhone, she can close the garage door, whether shes down the street, at her Indian Wells home, or visiting friends and relatives out of state. Smart home technology has been around for at least 10 years, according to Kirk Attoian, CEO of Interior Technologies in El Segundo, the company contracted by Kim to design and install the smart system in her home. Back then, people wanted speakers in their backyard and wiring for surround-sound, Attoian says. Today, if someone builds a new house, they want to be able to get on their iPad and turn the music on or off in different rooms. I would say about 80 percent of our clients want that now. Since the Jagd women are avid sports fans, Kim says that having TV sets in all rooms was a priority. In her master suite, a plasma screen is flush against a wall, but from her bed she can use an iTouch remote to move the screen away from the wall and pivot it toward her bed. Although the home is tricked out with technology, Starr used natural materials to reflect the homes seaside surroundings. Teak and limestone flooring and mahogany ceilings and walls add warmth and texture to the modern design. Tile work throughout the house in aqua and sand hues complements ocean views. And shellstone walls run from the outside of the house to the foyer and all the way into Kims master suite, elegantly blurring the lines between indoor and outdoor spaces. On the ground floor of the house, which is on the same level as the walk street leading to the beach, oversized pocket doors slide out of view to seamlessly connect an outdoor terrace with the indoor multi-purpose room, a space that Kim refers to as the twenty-something room, where her daughter Nikki can entertain her friends. In this room, poured concrete floors with bits of blue and green glass pick up the deep turquoise blue of the sectional couch while providing a contrast

for bright orange end tables, a design palette developed by interior designer and Palos Verdes native Michael Moloney of Extreme Makeover: Home Edition fame. While Ruthann relies on the elevator to move from one floor to the other, the rest of the household uses a soaring, angular staircase that wraps around a 12-footlong lighting fixture with 36 bulbs. Floating steps add a sense of openness and allow sunlight to filter through. Although they have lived in their home barely two weeks at press time, the women are partial to the homes third floor, where a great room runs the length of the house and boasts plenty of floor-to-ceiling glass walls to take in a spectacular ocean view. Mom wanted a great room, Kim notes, and on a long, skinny lot, you almost have to have one to bring in the natural light and take advantage of the view. Starr explains that the concept for the house was an exposed skeleton, almost like a Tinker Toy fit. On the top floor, you can see the ribs of the structure. For Starr, this openness turned out to be the most challenging aspect of designing the home. I design homes based on what the client wants their house to be, not on a certain look. For Kim, she wanted to maximize the view, the sunlight and a feeling of openness. This is what drove the choice of glass, tall volumes and an unobstructed view. Kims love of indoor-outdoor living is best exemplified by the covered lanai, which is equipped for year-round use. Complete with a fireplace, hot tub, grill, outdoor living room and the ubiquitous plasma screen TV, the space is protected from wind and sun by automated shades. Sensors on the shades can detect strong winds and trigger the smart system to roll them up. Because the lanai provides a comfortable and spacious outdoor living area at the back of the house, the indoor living room at the front of the house was pushed as far forward as possible to take in unobstructed ocean and beach views. A modest balcony runs along the side and front of the home, allowing enough space to step out and enjoy the salt air. Two bars, a spacious formal dining room, a minimalist kitchen and a jewelbox of a powder roominspired by Ruthann and designed by Moloney around an heirloom Ert mirrorcreate an ideal space for entertaining. In a refreshingly casual tone, Kim mentions that during her recent Colorado trip, her daughter had 60 friends over for a beach volleyball party. The idea alone would send most parents over the edge. But for a mom who can keep an eye on the house from far away, whats the worry?

Living just nine blocks from Four Daughters Kitchen, Clint Clausen glides into work every morning on his skateboard, ready for what the day will bring. I have emergency eggs at the house just in case we need any, joked Clausen. Its that kind of casual, laid back atmosphere that Clausen had in mind when he first opened Four Daughters Kitchen 3 1/2 years ago at 3505 Highland Avenue in Manhattan Beach. I wanted a place where my family and I could go, Clausen said. To me, this is a beach town where you should be able to come as you are and a place where people can comfortably eat a few times a week. Just a few blocks from the ocean, Four Daughters uses every inch of space to create its cool country vibe. A handful of customers can sit at the bar watching drinks being made and beers being poured, while others choose to sit and relax at the inside tables or on the outdoor patio. Family is at the center of everything Clausen does at the restaurant, including its name. His wife and four daughters (Haley, 11, Leila, 9, Sophia, 7 and Sloan, 5) can be spotted at the restaurant talking to customers and on occasion even taking orders and clearing tables. They love it. Well go on the Strand with our Four Daughters t-shirts and hats on and people will come up and talk to us about the restaurant, Clausen said. The girls will come in and sit in the place, coloring, doing homework and talking to customers and servers. A destination spot in El Porto for breakfast, lunch and dinner, Four Daughters most popular menu items include: the el porto scramble, all five burger options and anything on the specials board. We wanted to have a lot of things that people couldnt cook at home with ingredients like caramelized onions and pancetta breakfast potatoes, Clausen said. Most people dont have sun dried tomatoes and grilled asparagus spears sitting at home, so we become a place people want to go. While people are still discovering Four Daughters, locals keep coming back for more because of the restaurants large portions and friendly atmosphere. You can have a hearty meal, but we also have some healthier, lighter options and because of that, every type of person can and does walk through that door, Clausen said. This community works ridiculously hard, so to create a place that they can come and unwind is great.
