THE FARM CABINS and COTTAGES RENTAL AGREEMENT

1. CHECK-IN TIME IS AFTER 3:00 P.M. AND CHECK OUT IS 10:00 A.M.EST. Please be prompt, our cleaning staff will already have been scheduled. Late check-out fees will apply at the rate of $50.00 per hour. 2. These are NON SMOKING CABINS, COTTAGES and APARTMENT. With any sign of smoking inside the Cabin, Cottage or Apartment, a sanitizing fee (this fee is separate from the security deposit) of $250.00 will be charged to your credit card. 3. PETS No Pets Please in ANY residence except for Parker Cottage and Carriage House Apartment. Further details can be found on the bottom of this contract. . Any sign of pets, will constitute a sanitizing fee of $250.00 (which is separate from your security deposit) will be charged to your credit card. 4. PAYMENT - A payment equal to 50% of the Total Cabin/Cottage/Apartment Rental and SIGNED RENTAL AGREEMENT is required to hold your date. Please make payments in the form of Credit Cards or Checks (checks made payable to ORION MANAGEMENT, LLC). This 50% deposit payment is not a damage deposit. The BALANCE OF THE RENTAL is due thirty (30) days prior to arrival date. 5. CANDLES NO CANDLES ARE ALLOWED IN CABINS/COTTAGES/APARTMENT. 6. SECURITY DEPOSIT A valid credit card number must be kept on file for the Security Deposit. The credit card will be charged if: a. Damage is done to The Cabin/Cottage/ Apartment or its content, beyond normal wear and tear. b. There is SMOKING INDOORS c. All doors are not locked and the keys are not left in the designated place. d. All food not removed. e. Linens or furnishings are lost or damaged. f. Late check-out fees apply. g. Any sign of pets in cabins or cottages that do not allow pets. h. Extra persons over bed limit. i. Any signs of candles. j. Any cleaning that has to be done that is above and beyond normal cleaning. CANCELLATIONS A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date, 50% of the deposit amount will be refunded. Cancellations that are made less than sixty (60) days prior to the arrival date forfeit any and all payments made. Early departure does not warrant any refund of rent. 8. MAXIMUM OCCUPANCY - The maximum number of guests allowed at quoted Rental Rate is limited to two eight (2 - 8) persons based on # of beds in Rental Cabin /Cottage/Apartment. An

additional charge per person per night over the stated occupancy per cabin/cottage will be assessed and charged to your credit card. Any group gathering on The Farm Property and The Farm Cabins/Cottages property will need to be discussed and approved by The Farm. 9. NO DAILY MAID SERVICE - While linens and bath towels are included in The Cabin/Cottage/Apartment Rental; daily maid service is not provided. We do not permit towels or linens to be taken from The Cabins/Cottages/Apartment. 10. RATE CHANGES - Rates are subject to change without notice. 11. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 12. PARKING - Parking for two (2) cars is available beside each cabin, cottage and the apartment To maintain fire safety, please do not block driveways. 13. NO LOUD MUSIC OR OTHER DISTURBANCES OUTSIDE. Please be thoughtful of our neighbors. 14. STORM POLICY/ROAD CONDITIONS - No refunds will be given for storms. Mountain roads can be curvy and steep. Our roads are well maintained, however we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. 15. THE FARM PROPERTIES are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Farm Properties are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.

Pet Rules and Guidelines for Parker Cottage and Carriage House Apartment Only.
PETS- Dogs are allowed in the Parker Cottage and Carriage House Apartment ONLY.
Mandatory Dog Fee of $50.00. Dog waste to be picked up- Bags Provided. Dogs are not allowed in other cottages or cabins. Dogs must be on a leash at all times outdoors. Maximum 2 dogs. Dogs must be 1 year or older, potty trained, neutered, have current vaccinations and rabies vaccine. Dogs must be treated with flea/tick control 3 days before arrival for your dogs protection as well as our home.

EAGLE CREST LODGE RENTAL AGREEMENT


The Lodge is located at 24253 Eagle Site Dr. Abingdon, VA 24211 1. CHECK-IN TIME IS AFTER 3:00 P.M. AND CHECK OUT TIME IS 10:00 A.M.EST. Please be prompt, our cleaning staff will already have been scheduled. Late check-out fees will apply at the rate of $100.00 per hour. 2. This is a NON SMOKING LODGE. With any sign of smoking inside the Lodge, a sanitizing fee (this fee is separate from the security deposit) of $650.00 will be charged to your credit card. 3. PETS NO PETS PLEASE. Any signs of pets, a sanitizing fee (this fee is separate from the security deposit) of $650.00 will be charged to your credit card. 4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. (We may require proof of I.D.) 5. We cannot accommodate weddings, receptions, rehearsal dinners or events exceeding maximum number (18) of guests allowed. 6. No bicycles in the house. Please park and maintain them on the porch. 7. PAYMENT - A payment equal to 50% of the Total Lodge Rent is required to hold your date. Please make payments in the form of Credit Card or Checks. Make checks payable to ORION MANAGEMENT, LLC. Soil dishes are not placed in the dishwasher and not cleaned. Soiled bath and kitchen towels as well as all used bed linens are not placed in the laundry room. f. All doors are not locked and the keys are not left in The Lodge Lockbox. g. All food not removed. h. Linens are lost or damaged. i. Any sign of pets, a sanitizing fee of $650.00 will be charged to your credit card. j. Late check-out fee apply. k. Any cleaning that has to be done that is above and beyond normal cleaning. l. If an unauthorized event gathering has taken place. m. If maximum guest limit is in excess of (18) eighteen. CLEANING FEE - There will be a one-time Standard Cleaning Fee. If cleaning fees in excess of standard fees are required, the additional cleaning fees will be deducted from the Security Deposit. 10. CANCELLATIONS - A one hundred twenty (120) day notice is required for cancellation. Cancellations that are made more than one hundred twenty (120) days prior to the arrival date, 50% of the deposit amount will be refunded. Cancellations or changes that result in a shortened

stay or early departure, that are made less than one hundred twenty (120) days prior to the arrival date forfeit the full advance payment and does not warrant any refund of rent or deposit. No refunds will be given for any reservation cancellations for Bristol Race week. 11. MAXIMUM OCCUPANCY - The maximum number of guests allowed at quoted Rental Rate is limited to eighteen (18) persons. An additional charge per person over stated occupancy per The Lodge will be assessed and charged to your credit card. 12. A TWO (2) NIGHT MINIMUM STAY IS REQUIRED. 13. NO DAILY MAID SERVICE - While linens and bath towels are included at Eagle Crest Lodge, daily maid service is not provided. We suggest you bring your own beach towels. We do not permit The Lodge towels or linens to be removed from The Lodge building. 14. RATE CHANGES - Rates are subject to change without notice. 15. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 16. PARKING - Parking in the parking lot is plentiful. Please do not park cars on the lawn or on the street. 17. NO LOUD MUSIC OUTSIDE OR OTHER DISTURBANCES. Please be thoughtful of our neighbors. 18. STORM POLICY/ROAD CONDITIONS - No refunds will be given for storms. Mountain roads can be curvy and steep. Our roads are well maintained, however we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. 19. NO INDOOR FURNISHINGS are to be taken outdoors including the foosball table. 20. EAGLE CREST LODGE is privately owned. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 21. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance. Thank you for choosing Eagle Crest Lodge for your vacation. We hope you have a pleasant stay. The Lodge is located in Buck Haven Development, on South Holston Lake in Southeastern Virginia.
