Design Management & Coordination which consists of coordination with Client, Arch itect & different consultants at Design

Development Stage as well as at executio n stage for all the design related issues.

Procurement Management which in consists of reviewing the draft tender form Archit ect, floating & finalizing Tenders for various packages, short listing & finaliz ing the vendors for different works.

Planning includes preparation of Project Schedule (PERT), Project Quality Plans at the beginning of the project with continual monitoring of the same throughout t he project duration.

Project Coordination & Contract Management includes coordination with site team fo r all the issues related to execution like progress of works, Quality & Time Man agement, Billing, Change Orders & other Contractual issues. Reviewing the site p rogress periodically and providing all necessary support to site team to execute works as per Schedule & PQPs. Preparing Integrated Monthly Project Review Repor ts and present the same to Client, Client Review Meetings and Weekly Reports. Master schedule planning, tracking and day to day planning. Coordination with Clients, Architects, Consultants & Synergy Branch Office. Preparation of Agendas and Minutes of Meeting. To handle all correspondence with Clients / Architects / Consultants. To prepare Monthly Development Report. To prepare delay log for project due to Architect/ consultant/ client related is sues. To facilitate clearance of RFIs raised by contractor. To prepare Drawing logs/shop drawing logs. To sort out financial approval from client, in case of budget modification, orga nize necessary documents. To prepare daily progress report (with data obtained from Project Manager). Plan the work at site as per drawings for execution indicating site resources ne eded and issue it to contractors & PMs with prior content of Project Head. Keep the PMs & Project Head informed about deviations between planned Vs being a chieved. Bring to the attention of the PMs & the Project Heads, the items or subjects whi ch will create problem in achieving the planned figures. Generate and issue with consent of Project Head, to client and others who are co ncerned, weekly constraint list identifying the action point and action date. To establish laboratory at site.

To inspect all tests carried out in the laboratory. To prepare a proper register for all tests like cube test, compaction test, slum p, etc. To carryout quality checks at works spots and prepare the pour cards & check lis ts for approval of PM/APM. DPR follow-up and check up and forward to Client

They have a faster learning curve, easier socialisation, quicker turnaround time, easy adaptability and good people skills. Plus, attrition is lower. Essential Duties and Responsibilities: 1. Formulates, negotiates, establishes and administers various contractual arran gements and proposals for a range of goods and services. 2. Provides independent liaison and coordination with contracting principals or representatives to ensure compliance with contract specifications and resolution of problems and issues. 3. Evaluates or monitors contractor performance to determine necessity for amend ments or extensions of contracts, and compliance to contractual obligations. 4. Analyzes and approves or rejects internal and/or contractor requests for devi ations from contract specifications and delivery schedules. 5. Analyzes price proposals, financial reports, and other data to determine reas onableness of prices; reviews and interprets contract provisions to achieve cost efficiencies and reductions where feasible. 6. Assesses contractor service value and product/service reliability relative to cost; plans, organizes, and coordinates acquisition alternatives, as appropriat e. 7. Reviews and determines contractor performance against contract specifications and takes remedial action, as necessary, up to and including contract terminati on. 8. Participates in the formulation, development, implementation and revision of contracting policies and procedures. 9. Audits internal department activities for compliance with policies, work inst ructions, and sound business practices when requested. 10. Performs other related duties as required. Skills and Abilities: Strong verbal and written communication skills Ability to work in a team Strong understanding of construction materials, means & methods Experienced in the use of common construction estimating data Working knowledge of appropriate estimating/budget management databases/software Knowledge of construction methods and costs (local and international) to advise the project owner of the most economical way of achieving the projectrequirement s. Able to use techniques such as Cost Planning, Estimating, Cost Analysis, Cost-in -use Studies and Earned Value Management to establish a cost estimates. Orderly and analytical mind and prepared to work to rigid time schedules. All as pects of the works produced must be accurate as often decisions involving large sums of money will be made based on the work provided. Oral communication and interpersonal skills to explain methodologies and procedu res clearly to the public

Creative problem-solving skills to gather relevant information to solve vaguely defined practical problems Ability to create graphic designs, development strategies, and render site plans via sketches and/or computer graphics highly desirable. Ability to write clearly with limited editing required Ability to work on several projects or issues simultaneously Ability to work independently or in a team environment as needed Ability to attend to details while keeping big-picture goals in mind
