DESIGN PROBLEM III

V SEMESTER 2007

Apartment Complex:

A private real estate builder proposes to build an Apartment Complex in


Annanagar to take care of the housing needs of ever increasing population of the
neighborhood. The site is located in a tight urban scenario within this neighborhood.
The site (60m x80m) has the shorter side abutting the main road 30m wide on the eastern
side. The project is poised to make a style statement in residential project for this
neighborhood. A maximum coverage of 65% and maximum FSI of 1.5 is allowable. A
minimum of 6m is required to be left on all sides as set back.
Following are the requirements:
(i) 3 bedroom apartments - 150 - 180 Sq.m (8nos)
(ii) 2 bedroom apartment - 100 - 120 Sq.m(6nos)

Other facilities:
(1) Swimming Pool
(2) Gymnasium
(3) A multipurpose hall.
(4) Landscaped area.
(5) Adequate parking.
Any other facility that may be required for an Apartment Complex may be added.

(B) Plan and front elevation in 1: 100
(C) Longitudinal section in 1: 100
(D) An exterior perspective view
