Introduction
 Another important competency that provides value-
adding to built facilities is the coordination of
operations and maintenance management. Included
within this category are energy efficiency,
maintenance work, and non-core support services
such as cleaning, catering, security, fleet
management, childcare, library facilities, and
landscaping. Facility managers are often judged on
their performance in this area, regardless of whether
or not it is undertaken by in-house staff or external
contractors, as it is both fundamental and highly
visible.
Building
- An asset or investment that needs to be maintained so
that its optimal value is retained over its life cycle.

Building System
- roofing, mechanical and electrical usually have a much
shorter life span that their supporting structures. These
services are in constant need of regular maintenance to
ensure that they continue to function properly and that they
retain their value and good appearance.
What is maintenance?
Maintenance – the combination of all technical and
administrative action intended to retain their value and good
appearance.
Facility Maintenance – the set of ordered activities which,
when properly managed, allow for continual operation of a
facility .
