METHOD AND SEQUENCE:

Description: Former Offices
The works are to consist of the Demolition and removal of existing 4 Storey Concrete /
Steel framed office buildings with mansard roof and of Brick / Block wall construction.
Building to be Soft Strip in accordance with the following procedure:
1. Read and discuss Method Statement.
2. Set up Exclusion Zone.
3. Soft strip of all Buildings using appropriate plant and hand tools to remove any
remaining items of carpets, suspended ceilings, fixtures and fittings, electrical and
mechanical systems, timber skirtings, doors, frames.
Site Supervisor to identify items, assess and apply correct lifting measures required
prior to soft strip.
Access to above ground work areas will be achieved using one or more of the
following safe means of access in following order as appropriate:
1) MEWP.
2) Approved Mobile Alloy Tower Scaffold / Podium.
3) Step Ups.
All material arisings to be stockpiled in designated areas outside of buildings then to
be removed as per Item 3.
4. 360 Excavator will then be deployed to process the arisings periodically sort and
stockpile then place within suitable recycling containers using a suitable grab
attachment.
5. When the containers are full they will be removed from site to accordance with JMR
traffic management plan and disposed of in accordance with JMR Housekeeping &
Waste Strategy.

Buildings to be Demolished in accordance with the following procedure:

6. Following a site visit to ascertain logistics and method of works it has been decided
that the above Buildings will be demolished by remote means, using a 360 Excavator
fitted with demolition grab attachment.
7. Starting from the Rear of the structure and working progressively to Front, the
operator of the Long Reach Excavator who will be experienced and competent in this
type of work and who will hold a current CPCS Plant Operators ticket, will proceed to
demolish the structure.
8. The operator of the Excavator will position the jaws of the demolition grab around
the roof of the structure to the first bay to be demolished. The structure will then be
symmetrically demolished, on a staggered basis, floor by floor, working always from
top to bottom.

(Example of J Mould (Reading) LRE demolishing on a staggered floor by floor basis)

9. The debris generated will be allowed to fall onto the floor slab below and to prevent
excessive build up of debris overloading the floor it will periodically be
dragged/pulled off of the slab and onto the ground floor below by the Excavator
utilising the cracker attachment.
10.Periodically during the demolition process and when necessary the operator of the
Excavator will stop demolition. The Excavator will then process the arisings, sort,
stockpile then segregate the respective debris generated.
11.At the end of each shift the Demolition Site Supervisor will ensure that the remaining
structure and immediate working area is left in a safe, clean and structurally stable
condition.
12.Excavator will then be deployed to place arisings within suitable recycling containers
using a suitable grab attachment.
When the containers are full they will be removed from site in accordance with
JMR traffic management plan and disposed of in accordance with JMR Housekeeping
& Waste Strategy.
13.Throughout the process hoses with fine mist hand sprays will be located close to the
work area and used to dampen down the arisings prior to loading.

10

Removal of the Ground Floor Slab, Foundations, Ground Beams, and Pile Caps
In accordance with the following procedure:
14.Once the ground floor slab has been cleared of demolition debris it will allow the
ground floor slab, foundations, ground beams, pile caps and redundant drainage to
be broken out and removed.
15.20t/30t excavator fitted with impact breaker or bucket will then be used to break the
ground floor slab.
16.The slab once fully broken will be lifted by excavator fitted with bucket and
stockpiled adjacent to the footprint of the ground floor slab. The concrete debris will
be loaded onto a tipper lorry for removal form site when ready.
17.Once the ground floor slab has been cleared excavator with bucket will
systematically excavate and expose, ground beams, foundations or subsequent
pile caps and all redundant drainage.
18.The ground beams, foundations, pile caps and redundant drainage will then be
excavated and stockpiled adjacent to the footprint.
19.Excavator will then be deployed to place allowing concrete to be loaded onto Tipper
Lorries using a bucket grab attachment.
When the tipper Lorries are full they will be removed from site in accordance with
JMR traffic management plan and disposed of in accordance with JMR Housekeeping
& Waste Strategy.
20.The resultant void created by the removal of the sub-structure etc will be
progressively backfilled, levelled, graded and made safe using existing spoil.
21.Throughout the process hoses with fine mist hand sprays will be located close to the
work area and used to dampen down the arisings prior to loading.
22.On Completion of works JMR will:
a) Leave Site, Clean, Tidy & Safe.

HOUSEKEEPING AND WASTE REMOVAL STRATEGY:

Prior to commencing work on site, J Mould (Reading) will carry out a Waste Stream
Analysis to identify the type and quantity of waste material that will be generated.
Once the type and quantity of waste has been identified it will be possible to work
out the best options for its disposal. I.e. will this material be reused, recycled or, as
a last resort, be disposed of via a licensed landfill facility.
All relevant certificates and permits required for disposal accompany this document.
The various waste streams will be strictly monitored and waste haulage/transfer
consignment notes, confirming the disposal method and amounts will be issued to
client on completion of works the disposal as procedure as follows:
i.
Brick, block and concrete will be removed to a suitable transfer station for
recycling.
ii.
Suitable timber will be loaded away to our transfer station, from where it
will be chipped or reclaimed for re-use.
iii.
All metal will be removed from site and taken to a re-cycling centre for
processing.
iv.
All other material will be loaded onto Roll On/Off bins and taken to a
licensed landfill facility.
v.
Hazardous Waste to be disposed of under the Hazardous Waste
Regulations (England and Wales) 2005.

13

NOISE AND DUST STRATEGY:

Noise levels will be monitored during the course of the works. It is recognized that
noise cannot be eliminated entirely, but all reasonable steps will be taken to reduce
the impact of noise generated by these works. Previous works of this nature have
been carried out and the noise levels assessed and a table summary of these results
are shown below. The nature and capability of the plant selected to be used on this
scheme will be such as to generate the minimum of noise and emissions whilst of
sufficient size and capacity as to be capable of carrying out the tasks to within safe
tolerances of weight, reach and size. All JMR Plant and Machinery are fitted with
engines compliant with EU Stage 3 emission regulations. In addition all exhaust
gases are mixed with intake air to reduce particle matter (PM) and Nitrogen (NOx)
emissions.
Anticipated Noise Levels:
Activity:
Demolition
Breaking slab

Noise Produced at
Source:
93db(A)
103db(A)

Noise produced at
Boundary:
80db(A)
85db(A)

A range of measures will be employed to minimize the creation and spread of dust
arising from this work.
All vehicles will be inspected and any dirt/debris removed before leaving site.
All Lorries and roll on/off bins will use cover sheets to prevent accidental spillages.
The method of demolition will include retention of outside walls for as long as
possible to assist in containing any arising dust to within the existing building
footprint.
Throughout the demolition, hoses with fine mist hand sprays will be located close to
the work area and used first to dampen down the area generally, then onto the
demolition arisings as works proceeds and also directed at any airborne dust
particles.
