“Minutes ~ Chauncey’s Neighborhood Meeting - May 8, 2007 Meeting held at Fork’s Lunchroom in Wake Forest. 39 Homeowners were represented. Meeting began at 7:00 pm and was chaired by Susan Blevins. She led discussion and presented research as a follow up to organizing a HOA. As per her telephone conversation and a letter from the law offices of Jordan, Price, Wall, Gray, Jones and Carlton, the letter addressed the Protective Covenants applicable to Chauncey’s Subdivision. Susan summarized that the next step to enforce these covenants was to elect a volunteer architectural committee. The floor was then opened for discussion. Lori Richards voiced concern that she had received an email from another architectural ‘committee (another subdivision) and their comment was that every homeowner had to participate and the architectural committee was only partly responsible. Susan Blevins pointed out that if the HOA is voluntary, only half of the homeowners are required to get something passed Mark Mecurio then brought up the issue of the front entrances. He questioned what ‘would the fees collected actually cover. 'M. Webb asked if the covenaiits could be reviewed and updated Susan Blevins stated that without 100% participation, we cannot change existing covenants, ‘There was much discussion then about the covenants and enforcement. It was concluded that the election of an architectural committee would help arbitrate differences and resolve issues that need to be addressed. Terry Ultis then brought out that we have to separate current violations of the covenants and future violations. An architectural committee would enable the neighborhood to make decisions and move forward. Gail Peterson agreed with Terry and noted that many of the homeowners that bought ‘were victims of flat deceit and were told there were no covenants. She suggested that a g00d HOA helps to become familiar with our neighbors and to work together. Susan Blevins then suggested we at least elect an architechtural committee so a HOA can bee formed and that it was possible to do that this evening since there was a majority of, homeowners present. At that point names were then suggested and the floor opened for nominees to introduce themselves and make a brief statement. Those nominated were: Dave Nelson Lori Richards Paul Smith Susan Blevins “Mark Mecurio Gail Peterson John Hammond Gary Gammons Terry Ultis Index cards were numbered and distributed. A vote was then conducted and of the above nominees, five were elected. These were: Lori Richards Susan Blevins John Hammond Terry Ultis Mark Mecurio At this time Fred and Miriam Bline were also nominated to act as treasurers. The remaining discussions centered on replacing the lights at the front entrances, possibility of new signage, fixing the wrought iron fencing at entrances and the collection of estimates from landscaping companies to maintain the front entrances. Also a question was raised on how to get the neighborhood in compliance. ‘Terry Ultis presented a copy of the bylaws written back in 1999 by the homeowners. Susan Blevins suggested that copies of those bylaws and the minutes be distributed to each homeowner with the hope that then more homeowners would be willing to participate and contribute money. Bruce Daughtry suggested then that we get some estimates for the front entrances and Susan Blevins added that if anyone wanted to contribute money that night, it would help cover expenses for the next meeting, Kelly Williams suggested that everyone pitch in at least $10.00. A date was then set for the next meeting on June 5" at the Forks Restaurant and the meeting then closed Respectfully submitted by Joy Thedieck, filing in as temporary secretary for the purpose of record keeping
