PROS AND CONS


Pros
Features an open floor plan
with large foyer and indoor
formal study room.
The 3-car garage bays have
easy access from the front of
the house.
Has a large, great, centrally
located family room, with
close proximity to the kitchen
area.

Cons
The porch entrance is
located on the side, which
makes it a bit harder to see
from the front.
Dining room has no
windows, which limits the
natural light in that part of
the house.
Bedroom 4 is isolated far
from the other bedrooms.

WHAT I WOULD CHANGE


First and foremost, I would reposition the location of the
3-car garage. The driveway consumes too much space
and restricts interior square footage, so I would
reposition the garage to face towards the street, rather
than to the side near the hidden porch entrance.
I would also reposition the dining room to be closer to
the kitchen to take the place of Bedroom 4, so the
natural light still flows through. Rather, I would place
bedroom 4 in the location of the study, and move the
study to the original location of the dining room.

WHAT I WOULD CHANGE


For this particular house, I would add more dimensions
in terms of the kitchen, nook, and bathrooms, to provide
a more detailed floor plan.
If I were to redesign this house, I would place the family
room in the place of the two bedrooms and kitchen area,
and reposition the bedrooms to the rear of the house,
with the kitchen off the living and family rooms.
I wouldnt have the master bath face the front of the
house, I would change it to have the bath facing the
back, and the bedroom facing front.

There is a lanai, breakfast

nice extras.
There is a nice separation
between family and great
rooms in the house.
The porch and foyer are
wide and perfectly
positioned in front.

The garage is facing


backwards, it should be
facing on the side where the
porch is.
The laundry room is off the
garage, which leaves a
negative impression for
some buyers.
The 3 smaller bedrooms
should all be the same size,
and should each have their
own bathrooms.

WHAT I WOULD CHANGE


In terms of the laundry, I would change the position of it away
from the garage entrance. Having it like this, just makes the
house look smaller, as if there wasnt another place to put the
laundry room. There should be a small foyer or hallway in the
place of the laundry.
With regards to the kitchen, it should take the place of the
breakfast area, because the kitchen should always have
natural light flowing in the house. The family and living rooms
should be adjacent to each other, and the kitchen where the
breakfast area is. Thus, the breakfast area could go next to
the kitchen, creating a more organized and unified floor plan
layout.
