A. The rates used are those for Low Cost house as per attached schedule of current construction costs (Item D No.9 Western Region i.e Kshs. 28,500.00 per square metre). However, the rate has been discounted by 12.28% to Kshs.25,000 per square metre B. The Floor Area indicated on the drawing i.e. 108.79 Square Metres is less than the actual measured from the drawing. The total floor area of the house is 297.38 square metres as indicated above. C. The cost of the house can be considerably be reduced by scaling back extra areas like balconies, optimizing circulation space and also considering alternative plans which can help achieve the same goal. D. The cost can be further reduced by direct purchase of building materials. E. The duration for under taking the works is 4 months from commencement. F.
