Project Information Description and history of site: 4400-08 and 4410-12 Manchester are adjacent parcels that have been vacant since the 1970s. The land has a significant amount of fill from demolition of past buildings (6-8ft). Current and future zoning: The space is currently zoned G (Local Commercial and Office District). No zoning change is needed. Proposed Project: Restoration St. Louis currently owns the land. They are proposing to build a 5 story new construction building, which will feature 55 Universal Design Apartments on the second through fifth floors, and 14,000 sq ft of office and commercial space on the first floor. The first floor will be Restoration St. Louis corporate headquarters and contain a proposed pizza/pasta restaurant. The building will contain a pool, fitness area, and solar and energy efficient heating and cooling.
