Landlords Deface New Chauncey

Ive become really saddened by the number of signs that landlords have posted on the homes in our community, and by the citys failure to act to remove them. They degrade our neighborhoods by making them look ugly and by lowering our home values. I decided to conduct a quick scan of the neighborhood. I found 64 buildings with landlord signs mounted to the walls. I dont know if all these signs are illegal, but they all deface our community. Cochran has mounted huge QR codes to his buildings at Grant and Stadium (above), Collegiate Communities has mounted large banners around Stadium and Northwestern, Granite has mounted bananas, and Livesay has covered our community with large yellow signs. This document is a simple inventory of what I found during a 1 hour ride through our streets. I hope it helps mobilize us to pressure our city government and the landlords to treat our community with more respect. The distribution seems scattered rather than clustered. These are just their buildings with signs; they may have more. They seem to like corner lots, perhaps because they are the thin edge of the wedge as they target new zones for transition and redevelopment.

There is a cluster around Fowler and Vine, and they have applied for a zoning change there, presumable to knock down homes and rebuild with higher density apartments.

There is a cluster around Salisbury and Fowler. They appear intent on knocking down homes and rebuilding with apartments, just as Morris will immediately west and others have across Fowler. They control other larger apartments in town.

Collegiate controls an entire block of Stadium and properties surrounding the new Muinzer development at 720 Northwestern. They appear ready to knock down homes and rebuild with apartments.

Granite has become infamous for the banana house south of State. They seem primarily interested larger projects, not single family homes.

Notes: This is a little scan of homes in our community that have signs mounted to their walls. It was conducted on 6/15/2013. It excludes all homes outside the boundary of New Chauncey. There are many more (presumably) illegal signs south of Fowler and elsewhere in our town. These are not all the properties owned by these rental companies in our community. In most cases, it was hard to get a complete list of properties owned by a given company. Collegiate and Morris seem to list all their properties at the website, and the slide for their individual listings include all properties. To see a map of the homes in New Chauncey which function as rentals, see the next slide. There seem to be two strategies which these landlords adopt: one is to buy homes and rent them to students; but in many cases, the primary strategy seems to buy up controlling clusters of homes in order to eventually tear down and rebuild using a higher density zoning classification.
