    Chapter 1 - What is Passive Income?

    Earn money while you sleep? That strategy sounds like a dream, doesn’t it?

    The idea of passive income has been a goal for many, and it has long been the ideal way of generating income for entrepreneurs looking to generate a healthy income, without working the traditional 40-hour weeks and dealing with the pressures of daily duties and accompanying responsibilities

    When an income revenue is passive, it means that you do the work upfront once, and it requires very little or no maintenance to keep the money flowing. This doesn’t mean that maintenance can be forgotten or completely ignored. Most passive income models still require some sort of maintenance, and it is critical as an entrepreneur to track every bit of passive income you have, no matter how automated it is.

    Passive income is real, and it certainly is achievable. In my early 20s, I was able to build a business that currently generates over six figures a year passively. But for those who never built a business before, the fear of uncertainty and failure can cause them to not take action.  

    Once achieved, passive income is great, but to getting there certainly isn’t easy. You definitely need to invest some amount of time to get things started: and the truth is, time is far more valuable than money because time can only be spent once, then it is gone forever, unlike money which can be earned over every time.

    Before we transition and cover the many aspects of passive income ideas that you can create to automate your revenue, we must first understand the concept of passive income and what it is and is not. You’ll find plenty of posts on the web talking about ideas of passive income, how to go about it, and what it takes to get there but they never really go in depth. In this book, we’re covering each one in extensive details.

    ●  Passive Income and Interest

    When money is lent in an S-corporation or into a partnership acting as a pass-through entity by the owner of that entity, the interest gained on that loan into the portfolio income qualifies as passive income. According to the IRS, self-charged interest can be treated as passive income or passive activity deductions, only if the loan proceeds are utilized in a passive activity.

    ●  Passive Income and Property

    Very often, rental properties are considered passive income. There are a few exceptions to this rule, though. If you’re a real estate professional dealing solely in properties, then the income you make on the rental is actually your active income. Also, rental income is not considered passive income if you’re self-renting. It does not constitute passive income unless the lease has been signed before 1988.

    ●  Passive Income and the No Material Inclusion

    If an investor invests $100,000 in a bicycle store with the agreement that the investor gets a percentage of the earnings by the owners, this venture would be passive income for the investor, as long as the investor doesn’t contribute or participate actively in the business operation, other than placing an investment.

    The true benefit of passive income lies in the records of profits or loss. When a taxpayer records a loss as a passive activity, only the passive activity profits can be deducted instead of the entire income as a whole. It’s wise for a person to ensure that all his or her passive activities are classified as passive activities, so that one can make the most out of tax deductions.

    ●  Passive Income and Grouping Activities

    Grouping activities happen when a person groups two or more of one’s passive activities into a larger one. This forms the ‘appropriate economic unit.’ According to the IRS, when a taxpayer does this, they would only have to provide material participation for the activity as a whole and not in multiple activities.

    It’s not hard to understand what passive income means. While it’s easy to understand the concept, it does require work to produce the results. Passive income requires some form of investment of time, energy, and of course, money to make it worth the long run of minimal maintenance ahead.

    Based on the Internet’s capabilities, building a passive income stream has made this process easier. There are plenty of online passive income ideas you can embark in, and I personally believe the internet is the best place to start. So how do you create successful passive income revenues? In this chapter, we’ll explore how to go about creating a plan to produce this form of income, especially now that we have a better idea of what passive income is.

    It may not be easy, but it’s worth the effort. Here are some step-by-step ways to ensure you’re on the right path to acquire and work on your own passive income stream:

    Step 1 - It starts with an idea

    Of course, the first thing you should do is select the idea which you can work on the best. Later in the book we’ll discuss 35 business models that you can generate passive income with. I recommend you pick one from there. Which one you decide on is entirely an individual decision as it involves the unique situation including your passion, interest, skill sets, etc. If you have the means to purchase real estate or business investing or even in dividend stocks, then great. If not, you can look at other choices you have. For most people now, passive income is built from an online business. One of the biggest reasons being that there are plenty of ways that you can create passive income online that doesn’t require such a huge investment upfront. So, go through the business models listed in this book, then start by writing down which one works best with your situation now, and identify what resources you have to make this idea happen.

    Step 2: Setting your goals
