    Preface

    Today’s buildings are intelligent within and without. Outside, CCTVs could help the building management to monitor the surroundings for security and safety reasons, lights and lamps could switch on and off automatically, gates could open or close automatically, et al.. Within, air-conditioners could adjust the ambience of rooms automatically, lights could dim or brighten automatically, overhead projectors and sound systems with mixers could interact beautifully, et al.. The control of the myriad of equipment and appendages within and without the building is normally activated by pressing a key-pad, remote control, the phone-line or sensors sensitive to temperature, motion or other changes in the environment.

    The building, office and home automation systems have been designed to bring comfort and security to the office worker, the home body or anyone who has to be in or around the building for some reason.

    PART ONE - BUILDING AUTOMATION SYSTEMS

    1  THE BUILDING AUTOMATION SYSTEM (BAS) 

    The building automation system (BAS) carries out the following:-

    [1] Collects Data

    The BAS collects the operating information needed for intelligent building management. 

    The operator can easily analyze the operation of the building’s systems by viewing all 

    important temperatures, humidities and equipment status. Information is presented on the

    screen with full color diagrams of the equipment so that it is easy to understand.

    [2] Cooling System Monitoring And Control

    An operator can display a diagram of the entire cooling system and immediately know 

    which pumps, chillers and cooling towers are operating. When the pump symbol or

    chiller symbol is green, the equipment is on, and, when the symbol is black, the

    equipment is off. The data on the screen is automatically updated every few seconds. The

    operator can immediately see the effect on important operational data such as the chilled

    water temperature as building conditions change.

    Having all this information on one screen gives the maintenance personnel the "big

    picture". Modern BAS’s even allow the operator to control equipment directly from the

    diagram - he simply points out at the symbol using the mouse and commands the

    equipment to start or stop.

    [3] Monitors Fire Hazard

    Diagrams are also used to assist the operator in emergencies. When a fire alarm goes on, a

    floor-plan can be automatically displayed giving the operator the critical information he

    needs to be effective.

    In emergencies, it is important that the operator is presented with all of the information he

    needs to make correct decisions. A floor-plan showing which zones are in alarm and the

    escape route can mean the difference between a situation which is under control and a

    disaster.

    The BAS can be programmed to take immediate action in the event of
